CROWN LANDS NOTICES.
Land in North Auckland Land District for Selection on Optional Tenures.
North Auckland District Lands and Survey Office,
Auckland, 11th July, 1938.
NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 15th August, 1938.
Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 17th August, 1938, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any commissioner of Crown Lands.
Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, and deposit in reduction of weighting for improvements.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Waitemata County.—Waitemata Survey District.
SECTION 4, Block XIV: Area, 15 acres 0 roods 5 perches. Capital value, £150. Deposit on deferred payments, £10: Half-yearly instalment on deferred payments, £4 11s. Renewable lease: Half-yearly rent, £3.
Weighted with £285 for improvements, comprising 3 acres pasture, 5 acres ploughed and fallowed with some grass, dwelling, iron shed, 7 chains road-fencing, half-share 22 chains boundary-fencing, and 16 chains subdivisional fence and shelter-belts. This sum is payable in cash, or, after payment of a deposit of £25, the balance will be secured by an instalment mortgage to the State Advances Corporation for a term of twenty years with equal quarterly instalments of £10 0s. 8d. Costs of preparation and registration of the mortgage amounting to £3 1s. are payable by the selector.
This property is situated on the Birdwood Road, one mile from Massey School, approximately two miles and a half from Swanson Post-office and Railway-station, and three miles from Henderson Saleyards. Access is by metalled road from Henderson. Property comprises all undulating ploughable land of which there is 5 acres in pasture, 5 acres ploughed and fallowed with some grass, and 5 acres in gorse and rough feed. Soil is poor gum land resting on clay formation; poorly watered by small swamp which dries up in summer. Suitable for a home for man with outside employment.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 15th August, 1938.
Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 17th August, 1938, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and amount of weighting for improvements.

Whangarei County.—Ruakaka Survey District.

Weighted with £13 5s. (payable in cash) for improvements, comprising grassing, fencing, two-roomed shanty, well, fruit-trees.
SECTION 40, Block XI: Area, 1 rood 5 perches. Capital value, £10; half-yearly rent, 4s.
Weighted with £4 (payable in cash) for improvements, comprising grassing, fences, fruit-trees.
These sections, which are suitable for dwelling-sites, are situated on the Ruakaka–Marsden Point Road one mile from Ruakaka Post-office by metalled road.

SECTIONS 4 and 6, Block XI: Area, 954 acres 2 roods 16 perches. Capital value, £190. Deposit on deferred payments, £10: Half-yearly instalment on deferred payments, £5 17s. Renewable lease: Half-yearly rent, £3 16s.
Weighted with £125 (payable in cash) for improvements, comprising half-share in approximately 160 chains boundary-fencing and approximately 340 chains internal fencing.
A grazing property situated on the Mangaokewa Road three miles and a half from Mangaokewa School and seven miles and a half from Kopaki Railway-station, cream-depot, and saleyards by metalled road. Section comprises largely easy undulating country except for approximately 70 acres along the road frontage which is steep and broken. About 700 acres has at one time been felled and grassed but has now reverted, balance being in its natural state of bush and scrub. Soil is a light loam and pumice resting on sandstone and rhyolite formation; front of section is watered by running streams but back is poorly watered. Ragwort is bad and requires immediate attention. This property is subject to sheep and cattle sickness.
