Land in Auckland Land District for Sale by Public Auction.

Auckland District Lands and Survey Office,
Auckland, 10th January, 1938.

NOTICE is hereby given that the undermentioned section will be offered for sale by public auction for cash or on deferred payments at the Auckland District Lands and Survey Office, Auckland, on Friday, 25th February, 1938, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924.

SCHEDULE.

AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.

Waipa County.—Maungatautari Survey District.

SECTION 1, Block V: Area, 122 acres 1 rood 26 perches. Upset price, £1,425. Deposit on deferred payments, £300. Improvements included in the upset price comprise road-boundary fencing, subdivisional fencing, boundary-fencing, drains, clearing and grassing.

This section, which is suitable for working in conjunction with other land in the locality, is situated on Puahue Quarry Road nine miles and a half from Te Awamutu Railway-station and Dairy Factory and one mile from Puahue School, access being by metalled road. The property comprises undulating to hilly land, steep in places, of which approximately 100 acres are in grass, the balance being in rough feed, scrub, and fern; rather poorly watered by surface streams. Ragwort requires attention.

Settlement Land in Auckland Land District for Selection on Renewable Lease.

Auckland District Lands and Survey Office,
Auckland, 10th January, 1938.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 21st February, 1938.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Wednesday, 23rd February, 1938, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, and deposit in reduction of improvement loading.

SCHEDULE.

AUCKLAND LAND DISTRICT.—FIRST-CLASS SETTLEMENT LAND.

Waikato County.—Te Miro Settlement.

SECTIONS 70s and 88s: Area, 581 acres 1 rood 5 perches. Capital value, £825*; half-yearly rent, £20 12s. 6d.

Weighted with £384 for improvements, comprising dwelling, implement shed, cow sheds and yards, road-boundary fencing, boundary-fencing, clearing and grassing. This sum is payable in cash, or, after payment of a deposit of £54, the balance of £330 as follows:—

(1) The sum of £300 may remain on mortgage to the State Advances Corporation of New Zealand payable over a period of twenty years by means of quarterly instalments of principal and interest combined, with interest at the rate ruling as at date of selection subject to rebate of ½ per cent. for payment of the instalments on or before fourteen days after the due dates thereof. The selector will require to meet the costs of preparation and registration of the mortgage.

(2) The sum of £30 to the Lands and Survey Department payable over a period of five years by ten half-yearly instalments of £3 9s. 4d.

A grazing property situated on the Fencourt—Te Miro Settlement Road, approximately eight miles from Cambridge Post-office, Railway-station, and Saleyards, and four miles from Goodwood Dairy Factory and School; access is by metalled road. Undulating to hilly section of which about 58 acres is in fair grass, 110 acres in rough feed, balance fern country with patches of second growth and bush. Ragwort requires immediate attention.

  • Improvements included in the capital value comprise clearing and grassing, road-boundary fencing, internal fencing, and boundary-fencing.

Section 17, Block II: Area, 36 perches. Upset price, £15.

Te Puru Township adjoins the Town of Kawhia, on the West Coast, approximately forty miles from Te Awamutu and Otorohanga. The sections which are mainly in gorse at present comprise level to sloping land and are suitable for building purposes.
