Suburban Land in North Auckland Land District for Sale by Public Auction.

North Auckland District Lands and Survey Office,
Auckland, 12th January, 1937.

NOTICE is hereby given that the undermentioned section will be offered for sale for cash or on deferred payments by public auction at the North Auckland District Lands and Survey Office, Government Buildings, Auckland, at 2.30 o’clock p.m. on Tuesday, 23rd February, 1937, under the provisions of the Land Act, 1924.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SUBURBAN LAND.

Franklin County.—Suburbs of Mercer.

ALLOTMENT 30 : Area, 5 acres 2 roods 15 perches. Upset price, £130.

This property is situated half a mile from Mercer Railway-station and Post-office, and is opposite the school. The whole area is hilly land, badly infested with blackberry, and is only suitable for grazing. There is no building-site without excavation, and the water-supply is not permanent.

Lands in Auckland Land District for Selection on Optional Tenures.

District Lands and Survey Office,
Auckland, 12th January, 1937.

NOTICE is hereby given that the undermentioned sections are open for selection on optional tenures under the Land Act, 1924 ; and applications will be received at the District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 22nd February, 1937.

Applicants should appear personally for examination at the District Lands and Survey Office, Auckland, on Thursday, 25th February, 1937, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books; certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, and deposit in reduction of improvement loading.

SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LANDS.

Waitomo County.—Otanake Survey District.

SECTION 1, Block IX : Area, 200 acres 2 roods. Capital value, £400. Deposit on deferred payments, £15 : Half-yearly instalment on deferred payments, £12 10s. 3d. Renewable lease : Half-yearly rent, £8.

Weighted with £1,100 for improvements, comprising dwelling of six rooms, electrical installation, cow-shed and yards, outbuildings (2), water-supply, clearing and grassing, subdivisional fencing, half-share in boundary-fencing, and road-boundary fencing. This sum is payable in cash, or, after payment of a deposit of £100, the balance of £1,000 may remain on mortgage to the Lands and Survey Department payable in the case of a New Zealand discharged soldier over a period of 36½ years by means of instalments of principal and interest (5 per cent.) combined amounting to £30 each half-year, and in the case of a civilian, over a period of 34½ years by means of instalments of principal and interest (5½ per cent.) combined amounting to £32 10s. each half-year.

A grazing property situated on Mangakowhai Road, three miles from Piopio Township and twelve miles from Te Kuiti Railway-station ; access by good metalled road. Easy undulating to steep land, approximately 50 acres in medium pasture, 50 acres cleared and grassed (now in poor pasture), balance in natural state of fern and swamps.

Raglan County.—Alexandra Survey District.

Sections 1 and 2B, Block I : Area, 589 acres 3 roods 2 perches. Capital value, £445. Deposit on deferred payments, £20 : Half-yearly instalment on deferred payments, £13 16s. 3d. Renewable lease : Half-yearly rent, £8 18s.

Weighted with £322 for improvements, comprising a cow-shed (incomplete), clearing and grassing, road-boundary fencing, subdivisional fencing, and half-share in boundary-fencing. This sum is payable in cash, or, after payment of a deposit of £2, the balance of £320 may remain on mortgage to the State Advances Corporation of New Zealand payable over a period of thirty years by means of quarterly instalments of principal and interest combined with interest at the rate ruling as at date of selection, subject to a rebate of ½ per cent. for payment of the instalments on or before fourteen days after the due dates thereof.

A grazing property situated on Heretu Road (a side road off Raglan Road), three miles and a half from Waitetuna Post-office, four miles from Waitetuna School, and seventeen miles from Frankton Junction Railway-station ; access is by partly-metalled road. Small portion of property is undulating, balance hilly to broken bush country. Approximately 40 acres of bush land felled and grassed, 91 acres bush land felled and grassed (practically reverted), 339 acres bush land felled and grassed (now in fern and rough feed), 120 acres in natural state of standing bush.

Settlement Land in Auckland Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned land will be offered for sale for cash or on deferred payments by public auction, on the section, at 11 o’clock a.m. on Wednesday, 24th February, 1937, under the provisions of the Land Act, 1924, and the Land for Settlements Act, 1925.

SCHEDULE.

AUCKLAND LAND DISTRICT.—FIRST-CLASS SETTLEMENT LAND.

Hauraki Plains County.—Orongo Settlement.

SECTION 47s : Area, 1 acre. Upset price, £25.

Weighted with £200 for improvements, comprising a dwelling of four rooms (living-room, two bedrooms, and kitchen) with electric light, bathroom, and detached wash-house. This sum is payable in cash or over a period of twenty years by means of forty half-yearly instalments of £8 0s. 6d. each.

Level section, situated in Orongo Settlement, approximately four miles from Thames, and is adjacent to the Kopu Bridge over the Waihou River. The service-car route running from Auckland to Thames passes close to the property.

NOTICE is hereby given that the undermentioned sections are open for selection ; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, 22nd February, 1937.

The land described in the First Schedule is offered in terms of the Land Act, 1924, and may be selected on renewable lease—term, sixty-six years. The land described in the Second Schedule is also offered in terms of the Land Act, 1924, and may, at the option of the applicants, be purchased for cash or on deferred payments, or be selected on renewable lease—term, sixty-six years. The land described in the Third Schedule is offered in terms of the Land for Settlements Act, 1925, and may be selected on renewable lease—term, thirty-three years.
