CROWN LANDS NOTICES.

Settlement Land in North Auckland Land District for Selection on Renewable Lease.

North Auckland District Lands and Survey Office,
Auckland, 9th November, 1936.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 7th December, 1936.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 9th December, 1936, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.

Otamatea County.—Matakohe Survey District.—Parahi Settlement.

SECTIONS 4 and 10, Block V: Area 351 acres 2 roods 8 perches. Capital value, £1,190*; half-yearly rent, £29 15s.

Buildings.—The buildings on this property comprise a kauri-built dwelling of five rooms with large lean-to at back—double brick chimney with stove in kitchen and open fireplace in living-room, cow-bail (old building of the “race bail” type) with concrete floor, and galvanized-iron motor-shed, valued in all at £420. This sum may be paid in cash or over a term of twenty-one years by forty-two half-yearly instalments of £16 7s. 7d., principal and interest.

This area is situated on the Parahi–Ruawai road, twelve miles and a half from Ruawai Post-office, fifteen miles from Ruawai School, ten miles from Waiotira Railway-station, eleven miles and a half from Ruawai Dairy Factory, and thirteen miles from Ruawai Saleyards, by metalled road. Undulating to hilly country with poor fern ridges, slightly broken in parts. Soil of clay resting on sandstone formation, well watered by permanent streams. Subdivided into eight paddocks, suitable for grazing and dairying. Approximately 70 acres are in good pasture, 12 acres have been ploughed but not grassed, 200 acres in worn-out pasture and fern, 30 acres scattered tea-tree, balance in natural state of tea-tree and fern.

  • Improvements included in capital value and remaining the property of the Crown comprise 240 acres of scrub felled, burned and sown, 70 acres cleared and stumped, 10 acres ploughed, 380 chains of road and subdivisional fencing, 30 chains of draining, farm bridges, culverts, and macrocarpa hedge.

Land in Auckland Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned section will be offered for sale for cash by public auction at the Lands Office, Tauranga, on Thursday, 17th December, 1936, at 11.30 o’clock a.m., under the Land Act, 1924.

SCHEDULE.

AUCKLAND LAND DISTRICT.—THIRD-CLASS LAND.

Tauranga County.—Te Papa Parish.

ALLOTMENT 178: Area, 50 acres 2 roods 14 perches. Upset price, £20.

Suitable for use as a “run-off” area in conjunction with other land held in the locality. Situated on Belk’s Road, eleven miles from Tauranga Post-office, five miles and a half from Tauriki School, eleven miles and a half from Tauranga Railway-station, and ten miles from Tauranga Dairy Factory; access by means of an “all-weather” road. The land is totally unimproved and comprises approximately 10 acres of tableland, the balance being a deep gorge. The workable area is covered with gorse, fern, and scrub with a few scattered pine trees.

Land in Gisborne Land District for Selection on Optional Tenure.

NOTICE is hereby given that the undermentioned section is open for selection on optional tenure under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Gisborne, up to 4 o’clock p.m. on Wednesday, 9th December, 1936.

Applicants should appear personally for examination at the District Lands and Survey Office, Gisborne, on Friday, 11th December, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

GISBORNE LAND DISTRICT.—THIRD-CLASS LAND.

Opotiki County.—Urutawa East Survey District.

SECTION 1, Block I: Area, 1,058 acres. Capital value, £400. Deposit on deferred payments, £20: Half-yearly instalment on deferred payments, £12 7s. Renewable lease: Half-yearly rent, £8.

Weighted with £550 for improvements, comprising old dwelling (bad repair), 30 ft. by 30 ft. wool-shed (in poor order), 500 chains fencing, and 500 acres worn-out pasture. This sum may be paid in cash, or, after payment of a deposit of £50, the balance (£500) may remain on a ten-year mortgage with interest at 4 per cent. All costs in connection with the preparation and registration of the mortgage to be paid by the successful applicant before being admitted into possession.

A grazing proposition on the Gisborne–Motu–Opotiki Road, nine miles distant from Motu Township, School, Post-office, and Store, and twelve miles from Motuhora Railway-station and eighteen miles from Matawai Saleyards. The area comprises steep, broken country with a poor aspect; about 700 acres of second growth and balance in inferior grass. The property suffers from lack of water in summer.

Land in Taranaki Land District for Selection on Renewable Lease.

District Lands and Survey Office,
New Plymouth, 9th November, 1936.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, 14th December, 1936.

Applicants should appear personally for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 16th December, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank passbooks, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, and deposit in reduction of improvement loading.

Taumarunui County.—Ohura Survey District.
