CROWN LANDS NOTICES.

Lands in Auckland Land District for Selection on Renewable Lease.

Auckland District Lands and Survey Office,
Auckland, 15th September, 1936.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Friday, 23rd October, 1936.

Applicants should appear personally for examination at the District Lands and Survey Office, Auckland, on Thursday, 29th October, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LANDS.

Kawhia County.—Kawhia North Survey District.

(Conditional exemption from rental payments for five years and mortgage interest payments for one year.*)

SECTION 1A, Block VII: Area, 281 acres 0 roods 32 perches. Capital value, £140; half-yearly rent, £2 16s.

Weighted with £122 10s. for improvements, consisting of felling and grassing and half-share in boundary fencing. This amount may be paid in cash, or after payment of a deposit of £2 10s., the balance (£120) may remain on mortgage to the State Advances Corporation of New Zealand payable over a period of twenty years by means of quarterly instalments of principal and interest combined with interest at the rate ruling as at date of selection.

A grazing property situated on the Kawaroa Road, six miles from Kawhia Post-office, School, and the wharf, six miles from Oparau Dairy Factory, and forty-one miles from Te Awamutu Railway-station; access by metalled road. Land is hilly and broken with ragwort and blackberry in evidence. Approximately 110 acres bush land felled and grassed (now reverting to fern, scrub, and wineberry), 146 acres in scrub and second-growth bush, 25 acres in natural state of standing bush.

  • After payment of the first half-year’s rent no rent will be charged for five years and no interest under the instalment mortgage will be charged for one year provided that a sum equivalent to the concessions granted is expended each year in effecting improvements to the land.

Kawhia County.—Kawhia South Survey District.

(Conditional exemption from rental payments for five years and mortgage interest payments for two years.*)

Section 5, Block XI: Area, 300 acres. Capital value, £150; half-yearly rent, £3.

Weighted with £120 for improvements, consisting of dwelling of three rooms, sheep-dip and concrete draining pens, clearing and grassing, half-share in boundary fencing, subdivisional fencing and road-boundary fencing. This sum may be paid in cash or the total amount may remain on mortgage to the State Advances Corporation of New Zealand payable over a period of twenty years by means of quarterly instalments of principal and interest combined, with interest at the rate ruling as at date of selection.

A grazing property situated on the Mangapohui Road, five miles from Te Anga Post-office, one mile and a half from Piri Piri School, seven miles from Marakopa Dairy Factory, and twenty-three miles from Hangatiki Railway-station; access by metalled road. The front portion of the section is undulating to hilly, the back portion being very rough and broken. Ragwort requires attention. Approximately 150 acres bush land has been felled and grassed, mostly reverted to fern and scrub, the balance of the area being in natural state of standing bush and scrub.

  • After payment of the first half-year’s rent no rent will be charged for five years and no interest under the instalment mortgage will be charged for two years provided that a sum equivalent to the concessions granted is expended each year in effecting permanent improvements to the land.

Land in Wellington Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Friday, 23rd October, 1936.

Applicants should appear personally for examination at the District Lands and Survey Office, Wellington, on Wednesday, 28th October, 1936, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

WELLINGTON LAND DISTRICT.—THIRD-CLASS LAND.

Waitotara County.—Momahaki Survey District.

(Exempt from payment of rent for ten years.)

(National Endowment.)

SECTION 2, Block XVI: Area, 1,460 acres. Capital value, £365; half-yearly rent, £7 6s.

Weighted with £525 for improvements, comprising felling and grassing, small dwelling, wool-shed, and yards, 427 chains of fencing, drains, tracks, plantations, &c. This sum may be paid in cash or by a cash deposit of £25, and the balance secured to the State Advances Corporation by way of mortgage for a term of thirty years and bearing interest at the rate ruling as at date of selection. Instalments of principal and interest combined payable quarterly, and the cost of preparation of the mortgage, amounting to £3 7s., must be paid by the successful applicant.

This section, which is suitable only for dry sheep, is situated on the Watershed and Kauarapoua Roads by eighteen miles of metalled road from Kai Iwi Railway-station and two miles unmetalled road from Paparangi School, and half a mile bridle-track. About 900 acres have been felled and grassed, 500 acres of which have reverted to second growth. The general condition of the section is poor, being mostly steep and broken and inclined to be gorgy. Altitude 500 ft. to 1,600 ft. above sea-level.

Education Reserve in Southland Land District for Lease by Public Auction.

District Lands and Survey Office,
Invercargill, 14th September, 1936.

NOTICE is hereby given that the undermentioned land will be offered for lease by public auction at this office on Wednesday, 28th October, 1936, at 11 o’clock a.m., under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.

SOUTHLAND LAND DISTRICT.—TOWNSHIP OF MARAKURA.

Lots 33 and 34, Block I, and Lots 6 and 7, Block II: Area, 11 acres 3 roods 18 perches. Upset annual rental, £3.

Weighted with £52 16s. (to be paid in cash) for improvements, consisting of fencing, buildings, and clearing.

Situated on Lake Te Anau. Sections in grass having been cleared of manuka and scrub. Land is of rather poor quality.

Abstract of Terms and Conditions of Lease.

  1. Possession will be as from 1st January, 1937.
  2. Six month’s rent at the rate offered and rent for the broken period, weighting for improvements, lease, and registration fees (£2 2s.), must be deposited on acceptance of bid.
  3. Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rents on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.
  4. Rent payable half-yearly in advance.
  5. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges, and yield up all improvements in good repair and condition at the expiration of the lease.
