NOTICE is hereby given that the undermentioned sections will be offered for sale by public auction for cash or on deferred payments at the North Auckland District Lands and Survey Office, Government Buildings, Auckland, on Monday, 23rd December, 1935, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—TOWN LAND.
Waitemata County.—Waiwera Parish.—Town of Orewa Extension.—Subdivision of Allotment 279, Waiwera Parish.
Lot 129: Area, 38·6 perches. Upset price, £50. Weighted with £245 (payable in cash) for improvements.
Lot 130: Area, 39·9 perches. Upset price, £50.
Lot 131: Area, 39·9 perches. Upset price, £50.
Lot 132: Area, 1 rood 11·8 perches. Upset price, £60. Weighted with £200 (payable in cash) for improvements.
Lot 133: Area, 39·9 perches. Upset price, £50.
Lot 134: Area, 39·9 perches. Upset price, £50.
These sections are situated on an unformed side road within a few chains of the main north highway and close to Orewa Beach and Township. Access is from Birkenhead by main road, a distance of twenty-two miles. Silverdale Township is two miles and a half distant. Level, sandy sections, partly in gorse and old cultivation, ideally situated for summer residence-sites.
Improvements.
The improvements as above must be paid for separately in cash on the fall of the hammer and are described as follows:—
Lot 129: Buildings comprise four-roomed dwelling with front and back verandas, washhouse, and garage. Fittings comprise Dover stove, open fireplace, sink, cupboards, pumice copper, tubs, bath, &c. Water supplied from one 800-gallon tank. Fencing of little value.
Lot 132: Buildings comprise four-roomed dwelling, front veranda, back porch, washhouse, open fire, and Dover stove, pumice copper tubs, and bath, &c. One 800-gallon tank. Fencing of little value.
Buildings for removal.
There is a cottage of two rooms with porch situated on the public road opposite Lot 131 and which could be easily jacked on to any of the sections now offered. This building is offered for sale for cash for removal; upset price, £60.
Special Conditions.
In the event of any buildings being unsold by auction the Commissioner of Crown Lands is prepared to deal with any purchaser subsequent to the sale for the purchase of the buildings by instalments.
Buildings on Lot 132 encroach slightly on Lot 133, and purchaser of Lot 132 has right to remove same within one month from date of sale.
