MAORI LAND NOTICE.

Native Lands for Lease by Public Tender.

Office of the Aotea District Maori Land Board,
Wanganui, 21st March, 1935.

NOTICE is hereby given in terms of the Native Land Act, 1931, and the regulations thereunder, that written tenders will be received at the office of the Aotea District Maori Land Board, Wanganui, up to 3 o’clock p.m. on Friday, 12th April, 1935, for the leases of the lands described in the Schedule hereto, on the following terms and conditions:—

  1. Each lot must be tendered for separately on the prescribed form, and each tender must be accompanied by a deposit equal to six months’ rent at the rate tendered.
  2. The successful tenderer will be entitled to possession on receipt of a notification of the acceptance of his tender.
  3. Deposits with tenders which are not accepted will be returned to the respective tenderers.
  4. Each successful tenderer must lodge a declaration to the effect that he is not prohibited under Part XII of the Native Land Act, 1931 (relating to limitation of area), from acquiring the area tendered for.
  5. The term of the leases will be eleven years from 1st April, 1935, with right of renewal for one further term of eleven years.
  6. Compensation for substantial improvements effected by the lessee will be allowed as provided in section 327 of the Native Land Act, 1931.
    Any intending tenderers are advised to inspect the sections before tendering.
    Envelopes with tenders to be marked “Tender for Lease.”
    Full particulars and tender forms may be obtained at the office of the Aotea District Maori Land Board, Wanganui, where plans of the sections may be inspected.

SCHEDULE.

Lot 1: Section 9, Block VIII, Rarete Survey District: Area, 1,143 acres. Upset annual rental, £14 5s.
Loaded with £740 for improvements, consisting of a one-roomed whare, clearing, fencing, and grassing.
The successful tenderer may arrange for the loading for improvements being secured by a table mortgage to the State Advances Superintendent with interest at 5½ per cent., reducible to 5 per cent. on prompt payment. Interest would be remitted for a period of two years, and postponement of principal payments would be made for that period, provided substantial permanent improvements equivalent to the amount remitted and postponed each year are effected annually for that period.
Property is situated on Huikumu Road, about one mile and a half from junction of Pipiriki–Raetihi Road, and was formerly occupied by E. E. Stuckey.

Lot 2: Section 4, Block VIII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 5 acres 0 roods 25 perches. Upset annual rental, £14.

Lot 3: Section 5, Block VIII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 6 acres 2 roods 35 perches. Upset annual rental, £4.

Lot 4: Section 6, Block VIII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 5 acres. Upset annual rental, £3.

Lot 5: Section 7, Block VIII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 5 acres 1 rood 15 perches. Upset annual rental, £3.

Lot 6: Section 8, Block VIII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 6 acres 2 roods 15 perches. Upset annual rental, £3.

Lot 7: Section 9, Block VIII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 6 acres 1 rood 10 perches. Upset annual rental, £3.

The improvements on Section 4 (Lot 2) consist of two small cottages, fencing, and grassing.
Sections 5, 6, 7, 8, and 9 (Lots 3, 4, 5, 6, and 7) are partly improved.
All these sections are suitable for market gardening.
All the sections lie within the Ohakune Borough and have road frontages—Sections 4, 5, and 6 to the Ohakune–Horopito Road, Sections 8 and 9 to the River Road, and Section 7 to both of these roads.

Lot 8: Sections 15, 17, and 18, Block VII, Raetihi 4B (Block IV, Makotuku Survey District): Area, 12 acres 2 roods 17 perches. Upset annual rental, £2.
Adjacent to Ohakune Township. Sections 15 and 17 having a frontage to Tohunga Road, and Section 18 to Ohakune–Horopito Road.
