CROWN LANDS NOTICES.

Land in North Auckland Land District for Selection on Renewable Lease.

North Auckland District Lands and Survey Office,
Auckland, 10th April, 1935.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 20th May, 1935.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 22nd May, 1935, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.
Bay of Islands County.—Kawakawa Survey District.
(Exempt from payment of rent and mortgage interest for two years.*)

Sections 4 and 13, Block VIII : Area, 482 acres 1 rood 20 perches. Capital value, £200 ; half-yearly rent, £4.

Loaded with £1,000 for improvements (enumerated below). This sum is payable in cash or by a deposit of not less than £50 with balance on mortgage under the Discharged Soldiers Settlement Act for thirty-four years and a half. Interest and sinking fund combined, 6¾ per cent. per annum.

  • Rent and interest exemption is conditional upon improvements to double the value of the amount so remitted being effected annually during the exemption period.

Situated on the Opua—Waimate Road, four miles from Opua Post-office, School, and Railway-station, and eight miles from Moerewa Dairy Factory and Freezing-works. Access is by metalled road from Opua or by water. The property comprises 150 acres of easy country with the balance rather steep, 400 acres in worn-out pasture, and 82 acres in natural state. Soil is fair to poor clay resting on sandstone ; watered by several permanent streams and subdivided into six paddocks. Land is suitable for sheep but a small herd of dairy cows could be carried as well.

Improvements comprise an unfinished house of three rooms and four small compartments, one room lined and ceiled, wool-shed (with yards and dip), shanty, 35 chains road fence (7 wires), 130 chains boundary-fence (7 wires), and 250 chains subdivisional fence (7 wires).

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Auckland, up to noon on Monday, 29th April, 1935.

Applicants should appear personally for examination at the District Lands and Survey Office, Auckland, on Tuesday, 30th April, 1935, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.
Kawhia County.—Kawhia North Survey District.
(Exempt from payment of rent for five years and mortgage interest for two years.*)

Section 1A, Block VII : Area, 281 acres 0 roods 32 perches. Capital value, £140 ; half-yearly rent, £2 16s.

Weighted with £212 for improvements, consisting of felling and grassing and half-share in 150 chains boundary-fencing. Payable either in cash or by a deposit of £2, the balance of £210 to remain on mortgage to the State Advances Superintend-ent, payable over a period of twenty years (interest rate 5¾ per cent.) by instalments of principal and interest combined amounting to £8 14s. 4d. each half-year.

  • Provided improvements to the value of the amount so remitted are effected annually during the exemption period, a remission of the mortgage interest will be granted for a period of two years and rent will be remitted for a period of five years.

A grazing property, situated on the Kawaroa Road, six miles from Kawhia Wharf and the Oparau Dairy Factory. Land is hilly and broken with a little ragwort and blackberry in evidence. Approximately 260 acres felled and burned, mostly reverted, the balance of the area in natural state of standing bush.
