Settlement Land in the Gisborne Land District for Sale by Public Auction.

District Lands and Survey Office,
Gisborne, 7th August, 1934.
NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash or on deferred payments at the District Lands and Survey Office, Gisborne, at 2.30 o'clock p.m. on Tuesday, 11th September, 1934, under the provisions of the Land for Settlements Act, 1925.

SCHEDULE.
GISBORNE LAND DISTRICT.-SETTLEMENT LAND-FIRST-CLASS LAND.
Cook County.-Homebush Settlement.
LOT 3 of Section 4s : Area, 5 acres l rood. Upset price, £285.
Weighted with £415 for improvements, consisting of dwelling of four rooms and leanto, a shed, and a milking shed. Half-share 25 chains boundary-fence, 10 chains internal fencing. Water-supply. This sum may be paid in cash or by a deposit of £15, the balance of £400 to remain on a twenty-year's instalment mortgage; half-yearly instalment of interest and principal £15 18s. 8d. in the case of a discharged soldier, or £16 12s. 4d. in the case of a civilian.
Improvements included in capital value comprise 10 chains internal fencing, blue-gum plantation, culvert, and roading.
A small dairy farm, or grazing land, situated on Glenelg Road, Hexton, about six miles from Gisborne Post-office, via Ormond Road. King's Road Railway-station two miles distant, and Makauri School one mile. Suitable for a home for a drover or a man working in the district. All in grass, and the land is flat and ploughable; soil of good quality on clay.
Special Conditions.- (1) The blue-gum plantation must not be cut or interfered with in any way except with the consent of and subject to any conditions imposed by the Commissioner of Crown Lands, Gisborne.
(2) Title will be subject to existing water pipe-line easements.
(3) The lessee will whenever necessary, but not less than once a year, properly clean and clear from weeds and will at all times keep open all creeks, drains, ditches, and watercourses upon the demised land, and in the event of the lessee failing to carry out such work satisfactorily the Commissioner of Crown Lands may have such work done and recover the cost of same from the lessee in the same manner as rent.
(4) The stove and electrical equipment in the cottage are the property of the Poverty Bay Power Board, and the purchaser will require to arrange payment of the balance due-approximately £15.

Reserve in Nelson Land District for Lease by Public Tender.

District Lands and Survey Office, Nelson, 6th August, 1934.
NOTICE is hereby given that the undermentioned section will be offered for lease by public tender, and tenders marked on the outside "Tender" will be received at the District Lands and Survey Office, Nelson, up to 4 o'clock p.m. on Tuesday, llth September, 1934, under the provisions of the Public Reserves, Domains, and National Parks Act, 1928.

SCHEDULE.
NELSON LAND DISTRICT.
Buller County.-Mokihinui Survey District.
SECTION 19, Seddonville Township: Area, 34 perches. Upset annual rental, 10s.
Abstract of Conditions of Lease.
(l) Term of lease, fourteen years from lst January, 1935, without right of renewal.
(2) One year's rent at rate tendered to be paid on acceptance of tender, thereafter rent to be paid half-yearly in advance on the lst January and 1st July in each and every year.
(3) Possession to be given from the date of acceptance of tender, subject to prior payment of year's rent, broken period rent to 3lst December, 1934, and £l ls. lease fee.
(4) Lessee to prevent the growth and spread of gorse and other noxious weeds and plants.
(5) Lessee to have no right to erect buildings on the land, nor shall any compensation be payable for any improvements effected.
(6) Lessee to have no right to sublet or transfer except with the consent of the Commissioner of Crown Lands.
(7) Lessee to pay all rates, taxes, and other assessments accruing upon the said land.
(8) Residence not to be compulsory.
(9) Lease liable to forfeiture if conditions are violated.
