Settlement Land in Canterbury Land District for Sale by Public Auction.

District Lands and Survey Office,
Christchurch, 28th August, 1933.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash or on deferred payments at the District Lands and Survey Office, Timaru, on Tuesday, 3rd October, 1933, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924, and the Land for Settlements Act, 1925.

SCHEDULE.

CANTERBURY LAND DISTRICT.—SETTLEMENT LAND.
Opihi Survey District.—Kakahu Settlement.

SECTION 4c, Block XII: Area, 20 acres. Upset price, £520. Situated on Hilton-Geraldine Road, three-quarters of a mile from Hilton Post-office, one mile and a half from Hilton School, eight miles from Winchester Railway-station, and five miles and a half from Geraldine Saleyards by good gravelled road. The property will be subdivided into two paddocks when boundary-fence completed, and is suitable for a worker’s home, the soil being of fair average quality on clay formation, mostly fairly flat land broken by gullies. A cream-lorry passes.

The improvements which go with the land comprise a five-roomed dwelling with No. 1 Shacklock H.P. range, hot and cold water service, and electric light, bathroom, hall and verandah, four 400-gallon tanks and two stands, wash-house (no tubs), shed, half share of dam, plantation and belts, and. fencing. The house is built of pinus insignis and is scrimmed and papered, but requires repapering and painting. This area is very suitable for any one working in the locality desirous of obtaining a good home with sufficient area on which to supplement his wages.

District Lands and Survey Office,

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925, and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Friday, 6th October, 1933.

Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 10th October, 1933, at 10.30 a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

CANTERBURY LAND DISTRICT.—SECOND-CLASS LAND.—SETTLEMENT LAND.

Waimate County, Waimate and Otaio Survey Districts.—Teschemaker Settlement.

SECTIONS 7 and 8, Blocks II and XIII: Area, 989 acres. Capital value, £4,000; half-yearly rental, £100.

Loaded with the sum of £500 for improvements, consisting of stable, granary and implement-shed, wool-shed and engine-room, cow-byre, washhouse, storeroom, and dairy, shelter-belts, &c., and 449 chains of fencing. This amount to be paid by forty-two half-yearly instalments of £19 10s. each including principal and interest.


Situated on Teschemaker Valley Road, adjoining school, and distant about seven miles from Otaio Railway-station and Post-office by fair gravelled road. Comprises mixed flats, downs, and steep hills, broken, by creek-beds in bush and scrub. Altitude, 700 ft. to 2,000 ft., and land is watered by creek, water-race, and water-holes. Present condition—450 acres in tussock, 289 acres in worn-out pasture, balance, 250 acres, in natural state (bush, creek-beds), &c. This is a grazing proposition, the hill block comprising some excellent tussock with good feed. There is no dwelling on the property. Improvements to the value of £153, comprising 541 chains of fencing, are included in the capital value.

Special Condition.—After payment of the required deposit of the first half-year’s rent, broken period rent, and lease fee, a remission of eighteen months’ rent will be granted, subject to the lessee improving the property during the period of remission to the satisfaction of the Land Board.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m. on Monday, 9th October, 1933.

Applicants should appear personally for examination at the District Lands and Survey Office, Dunedin, on Wednesday, 11th October, 1933, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

OTAGO LAND DISTRICT.—FIRST-CLASS LAND.—SETTLEMENT LAND.

Clutha County.—Clifton Settlement.

SECTIONS 1s and 2s: Area, 566 acres. Capital value, £3,150; half-yearly rent, £78 15s.

Weighted with £450 for improvements, comprising dwelling, cow-byre, hut, fencing, fruit-trees, approximately 160 acres first- and second-year grass, and about 20 acres grass and oats.

This sum may be paid in cash or arrangements made for £325 to remain on long-term mortgage, the balance of £125 to be paid as a deposit.

A mixed farming property, subdivided into eleven paddocks. Situated about five miles from the Main South Road (Balclutha-Clinton), about three miles of which is metalled road and about two miles clay road. Waiwera Post-office, School, and Railway-station about eight miles distant.

The property, which has a northerly aspect, consists of sharp faces lying towards the Molyneux River. The soil, which is of good quality resting on clay and schist formation, is watered by river and streams. The altitude is about 350 ft. to 400 ft., and the property is a first-class agricultural and sheep-raising proposition. About 426 acres ploughable. Approximately 160 acres good pasture and 20 acres in oats and grass, balance mostly worn-out pasture. Rabbits have increased on the property during the last season.
