NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash or on deferred payments at the Lands Office, Aurora Buildings, Belmont Road, Paeroa, on Monday, 9th January, 1933, at 11 o’clock a.m., under the provisions of the Land Act, 1924.
SCHEDULE.
AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Hauraki Plains County.—Waihou Survey District.
(Native Land Settlement Account.)
SECTION 12, Block XV: Area, 32 acres 1 rood. Upset price, £390.
This section is situated on the Awaiiti road, three miles and a half from Netherton Post-office, and School, and six miles from Paeroa Railway-station by a formed metalled road for five miles and a half, and an unformed road half mile. Level terrace land, adjacent to low-lying swamp land. Approximately 15 acres under kahikatea bush, and the balance in rough feed, while the whole area is affected with blackberry.
The soil is fairly rich clayey loam resting on clay and pumice formation.
Not suitable as a separate holding, but would work in well with land held in the locality.

Education Reserves in North Auckland Land District for Lease by Public Auction.
North Auckland District Lands and Survey Office,

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at the North Auckland District Lands and Survey Office, Auckland, at 11 a.m. on Wednesday, the 11th January, 1933, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908, and amendments.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—PRIMARY EDUCATION RESERVES.
Hobson County.—Arapohue Parish.
ALLOTMENT 1A: Area, 27 acres 1 rood 39·4 perches. Upset annual rent, £6.
The access is from Mititai Wharf which is about two miles distant by good road. Land, which is all level, is situated on the bank of the Northern Wairoa River, is very wet and infested with tall fescue. There are two tidal creeks running through it. About 4 or 5 acres of best portion is cut off by new road. The soil is heavy river clay on mud formation. The road has been fenced on each side.
Otamatea County.—Mangawai Parish.
Allotments N.W. 41 and S.E. 41: Area, 105 acres 0 roods 36 perches. Upset annual rent, £1.
Situated off main Hakaru–Mangawai Road, two miles and a half from Mangawai by metalled cart road. About two-thirds is hilly to broken, balance undulating in fern, tea-tree, scrub, and gorse. Soil is poor clay on clay. No water.
Waitemata County.—Waitemata Survey District.
Section 1, Block II: Area, 53 acres 0 roods 30 perches. Upset annual rent, £13 5s.
Situated just off the main Sunnyside–Riverhead Road on a good metalled road. Access is from Albany six miles, or Riverhead three miles. Post-office, store, and school at Riverhead. Section is unimproved, covered with fern, tea-tree, hakea, and some gorse; nearly all ploughable; no fencing-material. Soil is light loam and good quality clay resting on sandstone, gravel, and clay. Well watered by good running stream.
Otamatea County.—Suburbs of Molesworth.
Section 87: Area, 25 acres 1 rood 10 perches. Upset annual rent, £1.
Situated on the Mangawai River opposite the township of Mangawai. About half is level to undulating, balance is steep. Would be suitable for site for dwelling, poultry run, and few cows.
Term of lease: Twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations.
Form of lease may be perused and full particulars obtained at the office of the undersigned.

Reserve in Wellington Land District for Lease by Public Tender.

NOTICE is hereby given that the undermentioned reserve is offered for lease under the provisions of the Public Reserves, Domains, and National Parks Act, 1928, and written tenders marked on the outside “Tender” will be received at the District Lands and Survey Office, Wellington, up to 12 o’clock noon on Monday, 19th December, 1932.
SCHEDULE.
WELLINGTON LAND DISTRICT.
Lower Hutt Borough.—Belmont Survey District.
LOT 3, being part Sections 35 and 38, Hutt Registration District, deposited plan No. 7445: Area, 1 acre.
Locality and Description.
This area is situated in Nai Nai Road, three and a half chains from the Main Hutt Road. It is a level section and has recently been ploughed. Soil of first-class quality admirably suited for growing of crops. Frontage to Nai Nai Road of 138 ft.
Abstract of Terms and Conditions of Tenders and of the Lease.

Term of lease, 5 years from 1st January, 1933.

Rent payable half-yearly in advance on the 1st of January and 1st July in each and every year.

Possession to be given and taken on the day of acceptance of tender.

Tenders to be accompanied by a half-year’s rent at the rate offered, together with a lease fee of £1 1s.

Highest or any tender not necessarily accepted.
-
Lessee to pay all rates, taxes, and other assessments (including water rates) which may be levied or imposed upon the land, and to comply with all lawful requisitions of the local authority.

Lessee not to subdivide, sublease, assign, or otherwise dispose of the land without the written permission of the lessor first being had and obtained.
-
The lessee not to erect any permanent structure or building upon the said land without the prior consent in writing of the lessor, and no compensation to be payable for any improvements effected either with or without such permission as aforesaid.

In the event of the area being required for the erection of a drill hall the lease to be terminable upon the lessors giving to the lessee twelve months’ notice in writing; no compensation to accrue to the lessee by reason of such termination.

Lease to be liable to forfeiture if the lessee fails for a space of thirty days to fulfil any obligation contained or implied in the lease.
