Reserve in Wellington Land District for Lease by Public Tender.
District Lands and Survey Office,
Wellington, 6th October, 1932.
NOTICE is hereby given that written tenders marked on the outside “Tender” will be received at the District Lands and Survey Office, Wellington, up to 12 o’clock noon on Wednesday, 2nd November, 1932, for a lease of the undermentioned reserve and the building thereon under the provisions of the Public Reserves, Domains, and National Parks Act, 1928.
SCHEDULE.
WELLINGTON LAND DISTRICT.
City of Wellington.
PART of part Section 3, Harbour District, Block XI, Belmont Survey District: Area, approximately 10 perches.
This section, on which the Kaiwarawara Post-office is situated, has frontages to both the main Hutt and Ngai o Roads.
The post-office, a two-storied brick structure, contains on the ground floor one large office, three small rooms, a strong-room, and two lobbies. The upper story comprises a complete residential flat of five rooms, with all the usual conveniences. Both coal and gas stoves are installed. Electric light throughout.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Term of lease, five years, with right of renewal for one further term of five years at revaluation.

Immediate possession will be given on acceptance of tender.

Rent to be paid to the Receiver of Land Revenue, Wellington, half-yearly in advance, on 1st January and 1st July in each and every year.

Lessee to pay all rates, taxes, and assessments.

Lessee to have no right to transfer, sublet, or otherwise dispose of the land without the consent of the lessor.

Lessee not to erect any buildings on the land, excavate any portion thereof, or make any structural alterations to the existing buildings without the consent of the lessor.

No claim to lie against the lessor for compensation for improvements.

The Post and Telegraph Department will be responsible for the insurance of existing buildings, and will also maintain the exterior of the buildings, including the roof, in good and tenantable repair.

Lessee will keep interior of buildings and all fittings and fixtures therein and all glass in windows and doors in good repair, reasonable wear-and-tear and damage by fire, earthquake, and tempest excepted.

Lessee not to carry on any noxious, noisome, or offensive trade.

Lease is liable to forfeiture if conditions violated.
The Post and Telegraph Department is prepared to consider making any structural alterations to the existing buildings to meet the requirements of tenderers.
If any tenderer desires such alterations carried out, particulars, together with an estimate of the approximate cost of such alterations, must accompany the tender.
Tenders must be accompanied by a deposit of a half-year’s rent at the rate offered, plus a license fee of £1 1s.
A plan showing the boundaries of the area may be inspected at this office.
Intending tenderers are recommended to make a personal inspection by arrangement with the undersigned.

Settlement Land in Canterbury Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Christchurch, 12th October, 1932.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Friday, 4th November, 1932.
Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 8th November, 1932, at 10.30 a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.
SCHEDULE.
CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.—SETTLEMENT LAND.
Waimate County.—Otaio Survey District.—Finlay Downs Settlement.
SECTION 2, Block XIII: Area, 515 acres 3 roods 14 perches. Capital value, £3,600. Half-yearly rental, £90.
Loaded with the sum of £850, for improvements consisting of six-roomed dwelling and conveniences; wool-shed and outbuildings; yards, sheep dip and pens; water ram, piping, and two tanks; and shelter-belts and orchard. This amount may be paid in cash or by a cash deposit of £50 and the balance of £800 by twenty-eight half-yearly instalments of £40 8s. (including principal and interest).
Comprises one of the sections in the Finlay Downs Settlement, and is situated about ten miles and a half by fair gravelled road from Otaio Railway-station and Post-office. The Kohika School is about three miles distant, and the St. Andrews Saleyards about twelve miles and a half distant. Cream-van passes.
Comprises undulating land, broken by creek-beds. Elevation, 900 ft. above sea-level. Property is subdivided into eleven paddocks, and is watered by creeks and water-holes. Condition of the land is as follows: 10 acres in new grass, 25 acres in oats stubble, 40 acres in turnips, 2 acres in orchard and homestead, balance in old pasture and gullies and creek-beds.
Property mainly suitable for sheep and growing green feed. Improvements that go with the section comprise 668 chains boundary and subdivisional fencing, valued at £197 2s.
Special Condition.—After the payment of the required deposit of the first half-year’s rent, cash payment on account of improvements (£50) and lease fee (£1 1s.), the successful applicant will be granted a remission of one year’s rent, provided property is energetically improved to the satisfaction of the Land Board. Also the Land Board will consider remitting half the rent accruing during the following two years of the term.
