Settlement Land in North Auckland Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m., on Monday, 19th September, 1932.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 21st September, 1932, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

NORTH AUCKLAND LAND DISTR CT.—SETTLEMENT LAND.

Whangarei County.—Tokiri Settlement.

SECTION 1s: Area, 105 acres 0 roods 16 perches. Capita value, £920. Half-yearly rent, £23.

Loaded with £510, for buildings comprising four-roomed dwelling (with bathroom and pantry) built of kauri and rimu; four-bail cowyre and separator-room, built of rimu and iron, with concrete floor; buggy and tool shed. This sum is payable by half-yearly instalments of principal and interest amounting to £20 9s. 4d., over a period of twenty years.

Situated on Tokiri Settlement Road off the Mangakahia-Whangarei Road, four miles from Titoki and 200 yards from the Wharekohe School, twenty-two miles from Whangarei, and fourteen miles from Maungatapere and Kirikopuni Dairy Factories. Access is from Titoki by three miles of metalled road, balance cart road unmetalled.

Property is watered by Wairua River and small creek. Soil is nearly all semi-volcanic resting on rock formation. About 6 acres good river flat—blackberry in evidence—about 30 acres contains some small surface stones, about 2 acres broken, balance level to very easy undulating, all in grass with exception of about 5 acres shelter clumps of bush. Subdivided into seven paddocks. Suitable for dairying only; capable of carrying thirty dairy cows.

Pastures require topdressing and could then carry forty cows.

Special Condition: Lessee must take over the stock and implements at valuation. Stock comprises—29 dairy cows, 5 three-year-old heifers, 3 two-year-old heifers, and 5 heifer calves, 2 bulls, and one horse. Implements comprise—Two-cow Treloar milking plant, Raynes patent friction pulley clutch, Alfa Laval separator (65 gallons), and sundry implements and tools valued at £260.

Deposit on stock and implements 40 per cent., balance to be secured by mortgage, payable on demand, with interest at 6½ per cent.
