Settlement Land in Auckland Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o'clock p.m., on Friday, 26th August, 1932.
Applicants should appear personally for examination at the District Lands and Survey Office, Auckland, on Tuesday, 30th August, 1932, at 10 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.
SCHEDULE.
AUCKLAND LAND DISTRICT.-FIRST-CLASS LAND.-SETTLEMENT LAND.
Otorohanga County.-Pukemapou Settlement.
SECTION 10s : Area, 154 acres 2 roods. Capital value, £635. Half-yearly rent, £15 17s. 6d.
Weighted with £290, for improvements consisting of dwelling (four rooms), cow-byrne and implement-shed combined, 120 chains subdivisional fencing, and 20 chains roading. This sum is payable in cash or by a cash deposit of £20, and the balance (£270) over a period of fifteen years by instalments of principal and interest combined amounting to £13 0s. 2d. a half-year.
The following improvements have been included in the capital value : 62 acres cleared and grassed, 25 chains road boundary fencing, half-share 130 chains boundary fencing, 20 chains draining : total value, £182 10s.
Dairying and grazing property situated on the Te Awamutu-Ngahape Road, three miles from Ngahape School, eleven miles from Otorohanga Post-office, Railway-station, Dairy Factory, and Saleyards by a metalled road. Undulating to hilly section, of which approximately 62 acres is in worn-out pasture, 2 acres swamp, and about 90½ acres in natural state—fern, manuka, and tutu.
The soil is a light to medium loam resting on clay and sandstone formation. Well watered by springs and small streams. Ragwort and rabbits in evidence.
