CROWN LANDS NOTICES.
Settlement Lands in Canterbury Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Christchurch, 14th June, 1932.
NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Monday, the 11th July, 1932.
Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 12th July, 1932, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.
CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.—SETTLEMENT LAND.
Levels County.—Pareora Survey District.—Claremont Settlement.
SECTION 1, Block XIV: Area, 311 acres 2 roods. Capital value, £2,916. Half-yearly rent, £72 18s.
Loaded with the sum of £615 11s. for improvements consisting of five-roomed dwelling, wooden washhouse and dairy, iron garage, leanto, trapshed, and cowshed, &c., dams, tanks, and water piping, shelter belt, and 174 chains of boundary and subdivisional fencing. This amount may be paid in cash or by a cash deposit, the balance to be secured by an instalment mortgage to the State Advances Superintendent; term, 30 years; interest, 6 per cent.
Situated in Claremont Road, about eleven miles distant from Timaru, six miles from Claremont School, and about eight miles and a half from Holme Station Saleyards. Altitude up to 1,200 ft. Two-thirds of the area is in native tussock and rough faces, providing rough grazing; balance being ploughable. The soil is mainly cold and sour where ploughable, resting on stone, clay, and rock formation. Subdivided into eight paddocks, and watered by dams and waterholes; 75 acres is in old pasture, 24 acres out of turnips (not sown down); balance of 212 acres in tussock and rocky faces. Property is suitable for grazing. Improvements, included in the capital value, comprise 200 chains of fencing valued at £50.
Pareora and Otaio Survey Districts.
(Exempt from the payment of rent for one year.)
Section 6B, Block XV, Pareora Survey District; and Section 8, Block III, Otaio Survey District: Area, 385 acres 2 roods 35 perches. Capital value, £3,140. Half-yearly rent, £78 10s.
Loaded with £418, for improvements consisting of dwelling and outbuildings, £225; fencing, £148; and plantation and dams, £45; such amount to be paid by a cash deposit of £18, balance of £400 as follows: £230 by twenty-eight half-yearly instalments (under the lease) of £11 12s. 4d., including principal and interest, and £170 by twenty half-yearly instalments of £11 0s. 2d., including principal and interest, this latter amount of £170 to be secured by mortgage to the Bank of New South Wales. The half-yearly instalment to be paid
in each case in the same manner as the rent. (The cost of the preparation and registration of the mortgage to the bank will be payable by the lessee.)
Situated about eleven miles from Timaru by good metalled road, the property consists of undulating downs of good quality agricultural land. Altitude from 200 ft. to 1,100 ft. above sea-level. Watered by small creeks and dams. About 237 acres in good pasture, 72 acres in worn-out pasture (affected with twitch), and balance in stubble. Under average conditions property should carry 425 breeding ewes and 12 dairy cows, and leave an area of 35 acres for growing rape, turnips, and green feed.
After payment of the first half-year’s rent, broken-period rent (if any), cash deposit on account improvements (£18), and lease fee (£1 1s.), a remission of one year’s rent will be granted subject to the lessee improving the property during that period to the satisfaction of the Land Board.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash or on deferred payments at the Courthouse, Ashburton, at 11 o’clock a.m. on Tuesday, 19th July, 1932, under the provisions of the Land Act, 1924.

This is an excellent building-site in a favoured locality, with frontage to Peters Street. The section is level and in grass, with a macrocarpa hedge on the road frontage.
CONDITIONS OF SALE.

Cash: One-fifth of the purchase-money on the fall of the hammer, and the balance, with title fee (£1), within thirty days thereafter.

Deferred Payments: Ten per cent. of the purchase-money and license fee (£1 1s.) on the fall of the hammer, balance by equal half-yearly instalments of principal and interest extending over thirty-four years and a half, but with the right to pay off at any time the whole or any part of the outstanding amount. In either case, if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited and the contract for sale of the land shall be null and void.
