Lands in Taranaki Land District for Selection on Renewable Lease.

District Lands and Survey Office,
New Plymouth, 6th July, 1931.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, the 20th July, 1931.

Applicants should appear personally for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, the 22nd July, 1931, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballots will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

TARANAKI LAND DISTRICT.

SECOND-CLASS LAND.

Ohura County.—Ohura Survey District.

(Exempt from the payment of rent for three years.)

SECTION 6, Block VII: Area, 828 acres 3 roods 30 perches. Capital value, £635. Half-yearly rent, £12 14s.

After the first half-year’s rent, broken-period rent (if any), and lease fee have been paid, a remission of rent for a period of three years will be allowed providing improvements to the value of £63 10s. are effected annually.

Weighted with £1,580, for improvements comprising house, wool-shed, shed, about 540 chains of fencing, and approximately 528 acres pasture. A deposit of £50 is required in reduction of improvement loading, the balance to be secured on first mortgage to the State Advances Department for a term of thirty years, with interest at the rate of 6 per cent. A remission of interest under the mortgage for a period of one year from date of selection will be allowed provided improvements to the value of £86 10s. are effected to the property during the first year of occupation in addition to the improvements to be effected to gain the rental remission.

This property, which is suitable for dairying, cropping, and grazing, is situated about three miles from the Toi Toi Railway-station, about two miles from Turoto School, and six miles from Matiere Dairy Factory. About 350 acres are ploughable.

FIRST-CLASS LAND.

Ohura County.—Rangi Survey District.

(Exempt from payment of rent for three years.)

Section 8, Block I: Area, 367 acres 2 roods 23 perches. Capital value, £550. Half-yearly rent, £11.

After the first half-year’s rent, lease fee, &c., have been paid, no further rent will be payable for a period of three years, provided permanent improvements to the value of £22 are effected annually during the exemption period.

Weighted with £770, for improvements comprising dwelling, wool-shed and yards, cow-byre, shed, shelter belt, 240 chains fencing, and felling, stumping, and grassing. This sum is payable by a cash deposit of £20, balance (£750) to be secured by instalment mortgage for twenty-four years and a half, interest at 5½ per cent., payable by half-yearly instalments of principal and interest combined amounting to £28 2s. 6d.

Grazing property on which a few head of dairy stock could also be run. Situated on the Matiere—Okahukura Road, about two miles from Tuhua Post-office, school, and railway-station, and fourteen miles from Taumarunui Saleyards. Access by metalled road from Taumarunui. Undulating to hilly and steep land, about 50 acres ploughable. Loam soil on clay and papa formation, watered by streams; 100 acres in standing bush, balance felled and grassed of which about 67 acres is in good pasture. Subdivided into eight paddocks.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, New Plymouth, at 10.30 o’clock a.m. on Wednesday, 22nd July, 1931, but if any applicant so desires he may be examined by the Land Board of any other district.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

TARANAKI LAND DISTRICT.—SECOND-CLASS LAND.—
SETTLEMENT LAND.

Inglewood County.—Taitama Settlement.

SECTIONS 2s and 3s: Area, 595 acres 2 roods. Capital value, £2,500. Half-yearly rent, £62 10s.

Property mainly a sheep farm on which a few cows could also be milked. Situated on the Mana Road (metalled), about nine miles from Tariki Railway-station, and three miles from Ratapiko School. The nearest dairy factory is about five miles distant. Flat and undulating to easy hilly country; about 70 acres ploughable, balance somewhat broken. Soil a light volcanic loam on sandstone formation, watered by streams which are largely of a boggy nature. Property has been overgrown with bracken fern which has been well crushed by cattle. About 100 acres still requires cleaning up and about 60 acres should be regrassed.

Improvements comprise two whares, two small sheds, cow-shed and yards, pig-styes, approximately 500 chains fencing, felling, stumping, and grassing, total value £2,100, of which £1,600 is included in the capital value; balance (£500) may remain on instalment mortgage for twenty-four years and a half payable by half-yearly instalments of £18 15s.

SPECIAL CONDITION.—Possession will be given on 1st August, 1931. An auction sale of the stock will be held shortly after the ballot.

Napier, 6th July, 1931.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Tuesday, 11th August, 1931.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Thursday, 13th August, 1931, but if any applicant so desires he may be examined by the Land Board of any other district.

The ballot will be held immediately upon conclusion of examination of applicants.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—SECOND-CLASS LAND.

Hawke’s Bay County.—Puketapu Survey District.—Tangoio Settlement.

SECTION 5, Block IV: Area, 796 acres 1 rood. Capital value, £3,180. Half-yearly rent, £79 10s.

Weighted with £1,220, for improvements consisting of ten-roomed dwelling (with three verandas, hot and cold water), stable and car-shed, whare, wool-shed, yards, 782 chains fencing, plantation, and ditches. This sum is payable by a cash deposit of £20. Of the balance, £800 is payable by forty-two half-yearly instalments of £31 4s., while £400 may be secured by promissory note to be given by selector and endorsed by two satisfactory sureties, payable in twelve months, and bearing interest at 6 per cent. On maturity of the note the selector, if unable to pay the amount due, may arrange for some to be left on mortgage.

Situated on the Tangoio—Arapawanui Road, a quarter of a mile from Tangoio Post-office, half a mile from Tangoio Maori School, seven miles from Riverside Railway-station, and twenty-six miles from Heretaunga Dairy Factory (motor-lorry calls). Access by good metalled road, fifteen miles from Napier. Watered by permanent springs and streams. The soil is sandy loam in flats and clay loam on hills. Mostly hilly, rising to about 900 ft. above sea-level. Suitable for dairying or mixed farming on flats, and sheep farming on hill portions. Badly infested with blackberry.
