TOWN LAND.

Horowhenua County.—Town of Levin.
SECTION 3, Block IV: Area, 1 rood. Upset price, £100. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £3 1s. 9d.
Weighted with £2 10s., for fencing. This sum is payable in cash.
A flat section, situated within the Borough of Levin, with frontage to Bristol Street. Soil of good quality.

Waimarino County.—Town of Ohakune Extension No. 1.
Section 6, Block XII: Area, 1 rood. Upset price, £50. Deposit on deferred payments, £5; half-yearly instalments on deferred payments, £1 9s. 3d.
Situated in the Borough of Ohakune, with frontage to Clyde Street. A good level section in fern and rough grass. Soil of light loam.

TERMS OF SALE.

  1. Cash: One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with title fee (£1), to be paid within thirty days thereafter.
  2. Deferred Payments: Five per cent. of the purchase-money and license fee (£1 1s.) to be paid on the fall of the hammer; the balance by equal half-yearly instalments extending over 34½ years, bearing interest at the rate of 5½ per cent. per annum on the unpaid purchase-money, but with the right to pay off at any time the whole or any part of the outstanding amount.
    Upon receipt of the final instalment a certificate of title in respect of the land purchased shall issue upon payment of the prescribed title fee.
    In either case, if the purchaser fails to make any of the prescribed payments by due date, the amount already paid shall be forfeited and the contract for sale of the land shall be null and void.
    The land is described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Lands in Wellington Land District for Sale or Selection.

District Lands and Survey Office,
Wellington, 6th October, 1930.

NOTICE is hereby given that the undermentioned lands are open for sale or selection under the Land Act, 1924, and that applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Monday, the 24th November, 1930.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Wellington, on Wednesday, the 26th November, 1930, at 10.30 o’clock a.m., but if any applicant so desires he may be examined by the Land Board of any other district.
The lands in the First Schedule are open for general application, and may, at the option of the applicant, be purchased for cash, or on deferred payments, or be selected on renewable lease.
The lands in the Second Schedule are offered on renewable lease only.
The ballot will be held at the District Lands and Survey Office, Wellington, at the conclusion of the examination of applicants.
Preference at the ballot will be given to landless applicants who have one or more children dependent on them; to landless applicants who, within two years immediately preceding date of ballot, have applied for land at least twice unsuccessfully; to applicants who have served beyond New Zealand as members of the Expeditionary Force; to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand; to applicants who, while domiciled in New Zealand, have served beyond New Zealand as members of any of His Majesty’s Forces in connection with any war other than the war with Germany; and to landless applicants in respect of whom the Board, after taking into consideration the experience and skill of the applicants in farming operations, the proximity of their homes to the lands the subject-matter of the ballot, and any other relevant considerations, is of opinion that they should be entitled to preference equally with applicants of any of the hereinbefore specified classes.

FIRST SCHEDULE.
WELLINGTON LAND DISTRICT.—THIRD-CLASS LAND.
Waimarino County.—Whirinaki Survey District.
SECTION 2, Block III: Area, 878 acres. Capital value, £220. Deposit on deferred payments, £20; half-yearly instalment on deferred payments, £6 10s. Renewable lease: Half-yearly rent, £4 8s.
Weighted with £295, for improvements consisting of felling and grassing, 78 chains of fencing, and whare 24 ft. by 12 ft., with shingle roof, in a dilapidated condition. A cash deposit of £50 is required, and balance of purchase-money may be secured on instalment mortgage under the Discharged Soldiers Settlement Act for a term of twenty years, and bearing interest at 5 per cent. per annum if purchased by a discharged soldier or 5½ per cent. per annum if purchased by a civilian.
This section is situated on the left bank of the Koukawa Stream, with frontage to Raetihi-Ohura road, which is unformed. Access is from Raetihi Railway-station by twelve miles metalled road, fifteen miles formed dray-road, and five miles bridle-track.
Steep broken country, running to high birch ridges. Three hundred acres have been felled and grassed, but about 170 acres have reverted to second growth; balance of section is in standing bush. Forest is medium to heavy, and consists of tawhero, beech, rimu, matai, and tawa, with the usual undergrowth. Soil is of light quality. Altitude, 1,400 ft. to 1,800 ft. above sea-level.

Kaitieke County.—Manganui Survey District.
Section 3, Block I: Area, 862 acres. Capital value, £215. Deposit on deferred payments, £15; half-yearly instalments on deferred payments, £6 10s. Renewable lease: Half-yearly rent, £4 6s.
Weighted with £130, for improvements comprising felling and grassing, fencing, and dwelling of three rooms, now in a dilapidated condition. This sum is payable in cash.
The section is situated on the left bank of the Ruatiti Stream, with frontage to the Ruatiti-Erua Road. Erua Railway-station is eighteen miles distant, by sixteen miles of formed dray-road and two miles bridle-track. About 355 acres have been felled and grassed, of which some 300 acres have reverted to second growth; balance of area is in mixed bush composing rimu, matai, tawhero, and beech.
Permanently watered. Altitude, 1,900 ft. to 2,300 ft. above sea-level. Soil of light clay resting on papa formation.

SECOND-CLASS LAND.
Kaitieke County.—Hunua Survey District.
Wanganui River Trust Endowment.
SECTIONS 19, 22, and 23, Block I: Area, 138 acres 3 roods 13 perches. Capital value, £875. Half-yearly rent, £21 17s. 6d.
Weighted with £725, for improvements comprising a five-roomed dwelling with bathroom, dairy, and motor-shed; 217 chains of internal and boundary fencing, small orchard, and felling and grassing. A cash deposit of £50 is required, and the balance of purchase-money may be secured on instalment mortgage extending over a period not exceeding 36½ years, and bearing interest at the rate of 5 per cent. per annum if purchased by a discharged soldier or 5½ per cent. per annum if purchased by a civilian.
Situated on the Taumarunui River Road, two miles from Taumarunui Railway-station, by metalled road. About 38 acres of level land; balance undulating to hilly. Seventy acres are in fair pasture; balance is in manuka scrub. Soil of a light quality loam resting on a clay and papa formation. Permanently watered. Suitable for dairying.

THIRD-CLASS LAND.
Waimarino County.—Whirinaki Survey District.
(Exempt from rent for five years.)
Section 1, Block IX: Area, 1,049 acres 1 rood 23 perches. Capital value, £250. Half-yearly rent, £5.
Weighted with £110, for improvements consisting of felling and grassing, 40 chains of fencing, and a three-roomed dwelling. A cash deposit of £10, and balance of purchase-money secured on instalment mortgage under the provisions of the Discharged Soldiers Settlement Act for a term of ten years, and bearing interest at 5 per cent. per annum if purchased by a discharged soldier or 5½ per cent. per annum if purchased by a civilian.
Situated 10 chains from Mangapurua Landing by bridle-track. Two hundred and forty acres have been felled and grassed, approximately 200 acres having reverted to second growth; balance in standing bush. Forest consists of rimu, matai, rata, and beech on the ridges and higher levels, with the usual undergrowth. Section is hilly and broken, with deep
