The road is metalled to within a quarter of a mile of the estate, from which point a formed clay road provides access to all the sections.

The Okarea School is two miles and a half from the homestead, the nearest store being at Waerenga (distant eight miles), and saleyards at Rangiriri (distant sixteen miles). About half of the estate is alluvial valley land and partly drained swamps of good quality, mostly in surface-sown grass, slightly overgrown with bunch rushes and niggerhead; the balance being clay hills, easy in contour and mostly ploughable, on which the grass comprises mostly danthonia and brown-top with a sprinkling of English grasses. A winding creek, which is subject to occasional flooding, provides a good water-supply to Sections 1–6; Section 7 is watered by springs.

DESCRIPTIONS OF THE INDIVIDUAL SECTIONS.

Section 1: About half flat land, balance undulating to hilly, mostly ploughable. Subdivided into two paddocks. A little blackberry. Ten acres good pasture, 26 acres worn-out pasture, 15 acres forest nursery, balance fern and tea-tree.
