SECTION 6, Block V, Matakikaki Survey District: Area, 213 acres. Annual rental, £3 16s.
Locality and Description.
The section is situated in the Glenroy Valley, one mile from school and one mile and a half from Telephone Office; eighteen miles from dairy factory. Access is from Murchison, eighteen miles distant by good metalled road, thence across the Glenroy River. About 30 acres have been felled and grassed, and there is approximately 20 chains of fencing on the property. Further particulars on application.

Settlement Land in Otago Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Dunedin, 26th March, 1930.
NOTICE is hereby given that the undermentioned land is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925, and amendments, and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m. on Monday, 14th April, 1930.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Dunedin, at 10.30 o’clock a.m. on Wednesday, 16th April, 1930, but if any applicant so desires he may be examined by the Land Board of any other district.
The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.
OTAGO LAND DISTRICT.—FIRST-CLASS LAND.—SETTLEMENT LAND.
Clutha County.—Murrayfield Settlement.
SECTION 2s: Area, 604 acres 3 roods. Capital value, £4,320. Half-yearly rent, £108.
Buildings, £700; half-yearly instalment, £27 6s.
IMPROVEMENTS.
Weighted with £700, value of buildings comprising five-roomed dwelling (telephone, hot and cold water, bathroom, scullery, dairy, &c.), £520; and eight-stalled stable, barn, and implement-shed (all under one roof), £180. This sum may be paid in cash or by forty-two half-yearly instalments of £27 6s. Total half-yearly payments, £135 6s.
Improvements included in the capital value comprise 230 chains road-fencing, 214 chains internal fencing, and half-value of 172 chains boundary-fencing; valued at £265.
Section 2: Situated one mile and a half from Clydevale and eight miles from Waiwera. Divided into six paddocks, 100 acres in young grass, 264 acres old pasture. Sharp loam soil on clay bottom. Well watered by creeks and springs, and also the Pomahaka River. Practically free of weeds and rabbits, with a little gorse on the Pomahaka faces. Lies well; warm country. Altitude, 150 ft. to 220 ft. above sea-level.
General.—This settlement is situated in a good farming district, about one mile from Clydevale Post and Telegraph Office, store, steamer-landing, and school, and nine miles from Waiwera Railway-station. Access by good formed and metalled roads. There are also public stock saleyards at Clydevale. Mails by rural delivery, district served by telephone which is installed in the dwelling on Section 2s. The land grows good root and cereal crops, is very suitable for ewes and stock fattening; practically all arable, and responds well to liming. Fat stock can be trucked at Waiwera (nine miles) or ex Clydevale steamer (one mile). Possession will be given from the day of the ballot, from which date the rent will commence.
ABSTRACT OF CONDITIONS OF LEASE.

Term of lease: Thirty-three years, with a perpetual right of renewal for further successive terms of thirty-three years, and a right to acquire the freehold.

Rent: Five per cent. per annum on the capital value, payable in advance on 1st January and 1st July in each year.

Applicants to be twenty-one years of age and upwards.

Applicants to furnish with applications statutory declaration, and, on being declared successful, deposit £1 1s. (lease fee) and a half-year’s rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.

Applications made on the same day are deemed to be simultaneous.

No persons may hold more than one allotment.

Successful applicants to execute lease within thirty days after being notified that it is ready for signature.

Residence is to be continuous.

Improvements.—Lessee is required to improve the land within one year to the value of 10 per cent. of the price; within two years, to the value of another 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.

Lessee to pay all rates, taxes, and assessments.

Transfer not allowed until completion of five years’ continuous residence, except under extraordinary circumstances, and then only with permission.

Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.

Lease is liable to forfeiture if conditions are violated.
