Lands in Taranaki Land District for Selection on Renewable Lease.
District Lands and Survey Office,
New Plymouth, 7th March, 1930.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, 14th April, 1930.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, New Plymouth, at 10.30 o’clock a.m., on Wednesday, 15th April, 1930, but if any applicant so desires he may be examined by the Land Board of any other district.
The ballot will be held immediately upon the conclusion of the examination of applicants.
Preference at the ballot will be given to landless applicants who have one or more children dependent on them; to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully; to applicants who have served beyond New Zealand as members of the Expeditionary Force; to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand; and to applicants who, while domiciled in New Zealand, have served beyond New Zealand as members of any of His Majesty’s forces in connection with any war other than the war with Germany, and to landless applicants in respect of whom the Board, after taking into consideration the experience and skill of the applicants in farming operations, the proximity of their homes to the lands the subject-matter of the ballot, and any other relevant considerations, is of opinion that they should be entitled to preference equally with applicants of any of the hereinbefore specified classes.
SCHEDULE.
TARANAKI LAND DISTRICT.—SECOND-CLASS LAND.
Patea County.—Kapara Survey District.
(Exempt from payment of rent for ten years.)
SECTIONS 8 and 9, Block V: Area, 1,951 acres. Capital value, £600. Half-yearly rent, £12.
Exempt from payment of rent for a period of ten years provided improvements to the value of £60 are effected annually during the exemption period.
Weighted with £915, for improvements comprising four-roomed dwelling, dip and yards, 140 chains fencing, and 700 acres felling and grassing. After payment of a deposit of £115, the balance is to be secured by way of first mortgage under the Discharged Soldiers Settlement Act, with interest at 5 per cent. in the case of a discharged soldier and 5½ per cent. if a civilian.
Exemption from interest payable under the mortgage for a period of two years will be allowed provided improvements to the value of £90 are effected. The total improvements to be effected in order to gain the remission of rent and interest, will, therefore, be £150 for each of the first two years and thereafter £60 per annum.
The farm is situated on the Ridge and Mataimoana Roads, about twenty-four miles from Waverley Station and eighteen miles from Kohi School and dairy factory. The property comprises high-lying country, 700 acres of which has been felled and grassed; the balance is in bush and second growth.
ABSTRACT OF CONDITIONS OF LEASE.

Term of lease, sixty-six years, with a perpetual right of renewal for further successive terms of sixty-six years.

Rent, 4 per cent. per annum on the capital value, payable on the 1st January and 1st July in each year.

Applicants to be seventeen years of age and upwards.

Applicants to furnish statutory declaration with applications, and, on being declared successful, deposit £1 1s. (lease fee) and a half-year’s rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.

Applications made on the same day are deemed to be simultaneous.

Order of selection is decided by ballot.

Successful applicant to execute lease within thirty days after being notified that it is ready for signature.

Residence is to commence within four years in bush land or swamp land, and within one year in open or partly open land, and to be continuous for ten years. Under certain conditions personal residence may be dispensed with.

Improvements.—Lessee is required to improve the land within one year to the value of 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.

Lessee to pay all rates, taxes, and assessments.

Transfer not allowed until completion of two years’ continuous residence, except under extraordinary circumstances, and then only with permission.

Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.

Lease is liable to forfeiture if conditions are violated.

STATE FOREST SERVICE NOTICE.
Milling-timber for Sale by Public Tender.

NOTICE is hereby given that written tenders for the purchase of the undermentioned milling-timber will close at the office of the State Forest Service, Palmerston North, at 4 o’clock p.m., on Friday, 28th March, 1930.
SCHEDULE.
WELLINGTON FOREST-CONSERVATION REGION.—WELLINGTON LAND DISTRICT.
ALL the milling-timber on the area, containing approximately 446 acres, Lot 1, Block IV, Manganui Survey District (Provisional State Forest No. 67, Erua), about two miles from Erua.
The total estimated quantity in cubic feet is 629,076; or in board feet 4,257,500; made up as follows:—

Terms of Payment.
A marked cheque for one-twelfth of the price tendered, together with half-year’s ground-rent and £1 1s. (license fee), must accompany the tender, and the balance be paid by eleven equal quarterly instalments, the first of which shall be paid three months after the date of sale.
In addition, the successful tenderer shall continue to pay such ground rent half-yearly in advance during the currency of the license.
Terms of Sale.

All instalment-payments shall be secured by “on demand” promissory notes made and endorsed to the satisfaction of the Commissioner of State Forests, and interest at the rate of 1 per cent. per annum in excess of current bank overdraft rates will be charged on all notes overdue from the date of maturity to the date of payment.

The right to cut and remove the timber will be sold in accordance with the provisions of the Forests Act, 1921–22, the regulations in force thereunder, and these conditions.

The attention of all tenderers is drawn to the fact that the local controlling body may require the successful tenderer to pay any claims or charges which may be made by that body for the maintenance of the road over which the timber may be transported, and before a sawmill license is issued a letter indicating that satisfactory arrangements have been made in this connection must be produced to the undersigned.

The above-mentioned quantities, qualities, and kinds as to the said timber shall be taken as sufficiently accurate for the purposes of this sale, and no contract for the purchase shall be voidable, nor shall the successful purchaser be entitled to any abatement in price by reason of the said timber being of less quantity, quality, or kind than as stated herein, or in any advertisement having reference to the said timber.
