Situatcd about four miles from Moeroa Post-office and about twenty-four miles from Eltham Railway-station.

About 300 acres has been felled and grassed, but this is now deteriorating to second growth and fern.

The balance area is in fairly light bush, comprising for the most part tawa, with a heavy undergrowth.

Section 8, Block XV: Area, 1,697 acres. Capital value, £450. Half-yearly rent, £9.

Weighted with £425, for improvements comprising approximately 350 acres felling and grassing, three-roomed whare, and about 140 chains fencing. This amount is either payable in cash or may be secured by way of first mortgage by arrangement with the State Advances Superintendent.

NOTE.—After payment of the first half-year's rent, plus rent for the broken period (if any), no rent will be charged for a period of five years, provided improvements to the value of £45 be effected annually.

Situated about thirty-six miles from Eltham Railway-station, twenty-five miles by tar-sealed and metalled road, thence eight miles by unmetalled road, and thence three miles by formed track. It is subdivided into five paddocks, but fences are in disrepair.

It is estimated to carry 400 wethers in its present state. Generally the country is comparatively easy, and is suitable for grazing dry stock.

Taumarunui County.—Rangi Survey District.

(Exempt from payment of rent for a period of five years.)

Section 6, Block III : Area, 752 acres. Capital value, £560. Half-yearly rent, £11 4s.

Weighted with £1,000, for improvements comprising about 450 acres felling and grassing, about 350 chains fencing, house (two rooms), shed, yards, bridge. This amount may be either paid in cash or may be secured by way of first mortgage by arrangement with the State Advances Department.

NOTE.—After payment of the first half-year's rent, plus rent for the broken period (if any), no rent will be charged for a period of five years provided improvements to the value of £56 be effected annually.

Situated approximately two miles and a half from Okahukura Railway-station and school.

This property consists of high, steep, broken country. Approximately 300 acres in bush.

Estimated carrying-capacity, in present condition, 200 ewes, 100 dry sheep.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease, sixty-six years, with a perpetual right of renewal for further successive terms of sixty-six years.

  2. Rent, 4 per cent. per annum on the capital value, payable in advance on 1st January and 1st July in each year.

  3. Applicants to be seventeen years of age and upwards.

  4. Applicants to furnish statutory declaration with applications, and, on being declared successful, deposit £1 ls. (lease fee) and a half-year's rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.

  5. Applications made on the same day are deemed to be simultaneous.

  6. Order of selection is decided by ballot.

  7. Successful applicant to execute lease within thirty days after being notified that it is ready for signature.

  8. Residence is to commence within four years in bush land or swamp land, and within one year in open or partly open land, and to be continuous for ten years. Under certain conditions personal residence may be dispensed with.

  9. Improvements.—Lessee is required to improve the land within one year to the value of 10 per cent. of the price; within two years, to the value of another 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.

  10. Lessee to pay all rates, taxes, and assessments.

  11. Transfer not allowed until completion of two years' continuous residence, except under extraordinary circumstances, and then only with permission.

  12. Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.

  13. Lease is liable to forfeiture if conditions are violated.

Lands in Taranaki Land District for Selection on Renewable Lease.

District Lands and Survey Office,
New Plymouth, 7th January, 1930.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o'clock p.m. on Monday, 20th January, 1930.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, the 22nd January, 1930, but if any applicant so desires he may be examined by the Land Board of any other district.

The ballot will be held immediately upon conclusion of examination of applicants.

SCHEDULE.

TARANAKI LAND DISTRICT.—SECOND-CLASS LAND.
Taumarunui County.—Ohura Survey District.

(Exempt from rent for ten years.)

SECTION 5, Block XVI (325 acres) and Section 10, Block XVI (114 acres 2 roods): Total, 439 acres 2 roods. Capital value, £350. Half-yearly rent, £7.

Exemption from payment of rent will be granted for a period of ten years, provided improvements to the value of £35 are effected annually during the exemption period.

Loading for improvements, £400, on account of which a deposit of £40 is payable; the balance to be secured by a long term instalment mortgage. Exemption from payment of interest will be granted for a period of three years, provided improvements to the value of £40 are effected annually during the exemption period.

A grazing property situated at Aukopae, on the Aorangi Road, about twelve miles from the Taumarunui Railway-station, and about quarter of a mile from the Aukopae School.

Comprises about 18 acres undulating land, and balance hilly to steep, with fair quality soil on papa and sandstone formation. Well and safely watered by running streams. Improvements comprise dwelling of five rooms, 220 chains fencing, 140 acres felled and grassed (mostly deteriorated).
