SCHEDULE.

TARANAKI LAND DISTRICT.

SECOND-CLASS LAND.

Ohura County.—Aria Survey District.

Sub. 1 of Section 3, Block XIII: Area, 415 acres. Capital value, £210. Half-yearly rent, £4 4s.

Exempt from payment of rent for a period of three years provided improvements to value of £21 are effected annually during the exemption period.

Weighted with £480, valuation for improvements comprising about 415 acres felling and grassing, about 150 chains fencing, dwelling (four rooms), and outshed.

This amount may be either paid in cash or by half-yearly instalments of £18 9s. 2d., extending over a period of twenty years.

Situated on the Waitewhena Road, about ten miles from Ohura Post-office and railway-station. Of this road six miles is metalled, and remaining four miles is clay formed road. About a quarter of a mile from Waitewhena School.

Fair quality land on clay and sandstone formation.

Estimated to carry in present condition, twelve dairy cows, a hundred wethers, and a few head of dry cattle.

THIRD-CLASS LAND.

Patea County.—Kapara Survey District.

Section 10, Block IX: Area, 470 acres. Capital value, £120. Half-yearly rent, £2 8s.

Exempt from payment of rent for a period of five years provided improvements to value £20 effected annually during the exemption period.

Weighted with £240, valuation for improvements comprising about 200 acres felling and grassing, approximately 94 chains fencing, four-roomed cottage, and shearing-shed.

This amount may be either paid in cash or taken over on first mortgage by arrangement with State Advances Department.

Situated about twenty-one miles from Waverley Railway-station, seventeen miles of which is by road part metalled; balance, four miles, pack-track.

Generally the property has a southerly aspect, and soil is of fair quality on sandstone formation.

Estimated carrying-capacity in present condition fifty to seventy-five wethers.

SECOND-CLASS LAND.

Whangamomona County.—Mahoe Survey District.

Section 8, Block XIV: Area, 417 acres. Capital value, £250. Renewable lease: Half-yearly rent, £5.

Exempt from payment of rent for a period of five years provided improvements to value of £25 effected annually during the exemption period.

Weighted with £200, valuation for improvements comprising about 160 acres felling and grassing and about 100 chains of fencing. This amount is either payable in cash or may be secured by way of first mortgage by arrangement with the State Advances Department.

Situated on the Kohi Road, about seventeen miles from the Whangamomona Township and Railway-station. About 200 acres are of fair quality soil; balance is light country. About 80 acres fair pasture. Property is mostly sunny country. The improved land along the road frontage is a piece of useful country.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease, sixty-six years, with a perpetual right of renewal for further successive terms of sixty-six years.

  2. Rent, 4 per cent. per annum on the capital value, payable in advance on 1st January and 1st July in each year.

  3. Applicants to be seventeen years of age and upwards.

  4. Applicants to furnish statutory declaration with applications, and, on being declared successful, deposit £1 1s. (lease fee) and a half-year’s rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.

  5. Applications made on the same day are deemed to be simultaneous.

  6. Order of selection is decided by ballot.

  7. Successful applicant to execute lease within thirty days after being notified that it is ready for signature.

  8. Residence is to commence within four years in bush land or swamp land, and within one year in open or partly open land, and to be continuous for ten years. Under certain conditions personal residence may be dispensed with.

  9. Improvements.—Lessee is required to improve the land within one year to the value of 10 per cent. of the price; within two years, to the value of another 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.

  10. Lessee to pay all rates, taxes, and assessments.

  11. Transfer not allowed until completion of two years’ continuous residence, except under extraordinary circumstances, and then only with permission.

  12. Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.

  13. Lease is liable to forfeiture if conditions are violated.

Land in Auckland Land District for Selection.

District Lands and Survey Office,
Auckland, 27th November, 1929.

NOTICE is hereby given that the undermentioned land is open for selection in pursuance of section 223 of the Land Act, 1924, and regulations thereunder, and applications will be received at this office up to 4 o’clock p.m. on Friday, the 13th December, 1929, applicants to appear personally before the Auckland Land Board for examination on Tuesday, the 17th December, 1929, at 10.30 o’clock a.m.

SCHEDULE.

AUCKLAND LAND DISTRICT.

Rotorua County.—Horohoro Survey District.

Lot 2 of Section 5, Block XIV: Area, 381 acres 2 roods 22 perches.

Access by good summer road—about twelve miles from Rotorua and eleven miles from Atiamuri. Section fronts main road, and comprises easy to undulating land; soil of light pumiceous nature, covered with scrub, manuka, rushes, and flax in swampy places, with some native tussock-grass. Watered by small stream and swamp. About 80 per cent. of the area is ploughable; few blackberries being in evidence on the southern corner.

ABSTRACT OF CONDITIONS.

  1. No rent or purchase-money payable.

  2. Term of license: Ten years, with perpetual right of renewal.

  3. No person shall, without the approval of the Minister or on the special recommendation of the Land Board, be qualified to acquire under these conditions more than 400 acres of second-class land or 1,000 acres of third-class land, and in no case shall the area comprised in any license exceed 600 acres of second-class land or 1,500 acres of third-class land.

  4. The license shall not be assigned or transferred; provided, however, that where the licensee has effected improvements to the extent prescribed with respect to the period of two years after date of selection, or where, by reason of special and unforeseen circumstances an assignment or other disposition is, in the opinion of the Board and Minister desirable, such disposition may be permitted.

  5. The land is exempt for a period of four years from all general rates met and levied by any local authority.

  6. Within two years after the date of selection one-tenth of the total area to be brought under cultivation; and, in addition, substantial improvements of a permanent character to a value of not less than 10s. per acre to be effected.

Within four years after date of selection not less than one-third of the total area to be brought under cultivation; and, in addition, substantial improvements of a permanent character to an additional value of not less than 10s. per acre.

Within six years not less than half of the total area to be brought under cultivation; and, in addition, substantial improvements of a permanent character to a total value of not less than 30s. per acre.

Before any improvements are effected, proposals setting out the improvements in detail shall be approved by the Land Board.

All areas brought into cultivation and all improvements placed upon the land shall be maintained in good order and condition during the currency of the license.
