The sections are situated fronting Hill Street, off the main Avondale–Blockhouse Bay Road. The Blockhouse Bay School and store are quite handy, and the Avondale Railway station is about two miles away. The land is level, and the soil is clay on clay subsoil. No improvements. Very suited to residential purposes.
Hobson County.—Kopuru Parish.
Allotment 125 : Area, 211 acres 0 roods 38 perches. Upset annual rental, £10 10s.
Section is situated on the Te Kopuru – Red Hill Road. The access is from Te Kopuru, three miles distant by metalled cart-road, one mile thence by cart-road, sandy formation. The section comprises about 40 acres wiwi flat swamp, difficult to drain, bad outlet; balance level to easy undulating. All in fern, tea-tree, and heather, with gorse spreading. Section is badly pot-holed. The soil is of poor peat on swamp; balance sandy, resting on clay formation. The section is well watered by swamp and spring. Altitude, 100 ft. to 200 ft. above sea-level.
Waitemata County.—Waiwera Parish.
Allotment 143 and part Allotment 149 : Area, 139 acres 0 roods 14 perches. Upset annual rental, £7.
Situated fronting a clay road about three miles and a half from Silverdale. Covered with fern and stunted tea-tree scrub. Soil is poor clay, resting on clay formation. Poorly watered. No improvements. Altitude, 20 ft. to 60 ft. above sea-level.

Lot 12 of Allotment 70 of Section 16 : Area, 2 roods 6·43 perches. Upset annual rental, £30.
Lot 13 of Allotment 70 of Section 16 : Area, 2 roods 8·89 perches. Upset annual rental, £20.
Sections are situated fronting Waiata Avenue, off Victoria Avenue, about five minutes walk from Remuera Post-office. Good tram service to town. All modern conveniences available. Well suited for residential purposes.
Whangaroa County.—Pupuke Parish.
Allotment 107 : Area, 106 acres. Upset annual rental, £4. Section is situated eight miles from the Pupuke Post-office, school, and store. Part of the section is easy undulating, part broken and steep. Covered with bush from which all the kauri has been removed. Medium quality soil; well watered. No improvements.
NOTE.—For two miles from the section to the present formation of the Pupuke–Omahutu Road, the access road is unformed, and this reserve is offered for lease on the understanding that the purchaser of the lease (if any), his heirs, successors, and assigns, shall have no claim, and shall not call upon the lessor to form or contribute towards the formation of this road or any portion thereof.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Six months’ rent at the rate offered and £2 2s. (lease fee) must be deposited on acceptance of bid.

Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

Rent payable half-yearly in advance.

Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.

Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

Lessee not to use or remove any gravel without the consent of the Land Board.

Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

No liability is accepted on the part of the Crown or of the Land Board to pay to the lessee any compensation for improvements, but if the lease is not renewed upon expiration, or if it is sooner determined, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of an amount equal to the value of buildings and improvements effected by the original lessee; and the amount so paid by the incoming tenant shall be paid to the original lessee without any deduction except for rent or other payments in arrear.

Lessee to keep buildings insured.

Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.
