Land in the Hawke’s Bay Land District for Sale for Cash by Public Auction.

NOTICE is hereby given that the undermentioned land will be offered for sale for cash by public auction at the District Lands and Survey Office, Napier, on Wednesday, 10th July, 1929, at 11 o’clock a.m., under the provisions of the Land Act, 1924.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—FIRST-CLASS LAND.
Hawke’s Bay County.—Heretaunga Survey District.
SECTION 9, Block VIII: Area, 1 acre. Upset price, £100. Situated three miles and three-quarters from the Napier Post-office, nearly opposite the Awatoto Railway-station, and lying between the Napier–Hastings main road and the sea.

TERMS OF SALE.

One-fifth of the purchase-money on the fall of the hammer, and the balance, together with £1 (Crown-grant fee), within thirty days thereafter, otherwise the part of the purchase-money paid by way of deposit shall be forfeited, and the sale of the land declared null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

Accommodation-house and Saleyards Reserves in Nelson Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned reserves will be offered for lease by public auction at the Courthouse, Reefton, at 11 o’clock a.m. on Wednesday, the 26th June, 1929, under the provisions of the Public Reserves, Domains, and National Parks Act, 1928.

FIRST SCHEDULE.

NELSON LAND DISTRICT.

Inangahua Junction Accommodation-house Reserve.

PART Section 28, Square 134, Block V, Inangahua Survey District: Area, 7 acres 3 roods 15 perches. Upset annual rental, £10. Term of lease: Fourteen years. Weighted with £1,680 for improvements, payable in cash. The improvements consist of 40 chains fencing, clearing, cultivating, draining, and the following buildings: Accommodation-house of eleven rooms, with storeroom and dairy, annexe of five bedrooms, cottage, hall (48 ft. by 26 ft.), cow-shed and fowl-house.

Situated at Inangahua Junction, about twenty-one miles from Reefton, on the main road from Nelson to the West Coast. The land is all in grass, and part has been cultivated. It is ring-fenced and subdivided into several paddocks.

SECOND SCHEDULE.

NELSON LAND DISTRICT.

Saleyards Site (Part Inangahua Junction Accommodation-Reserve).

PART Section 28, Square 134, Block V, Inangahua Survey District: Area, 3 roods 23 perches. Upset annual rental, £20. Term of lease: Fourteen years. Weighted with £800, being value of saleyards, payable in cash. Situated at Inangahua Junction, adjoining the Inangahua Junction Hotel, on the main West Coast road.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

(1) The highest bidder shall be the purchaser, and shall deposit one half-year’s rent, £1 1s. (lease fee), and valuation for improvements on the fall of the hammer.

(2) The lease shall be for the term specified without right of renewal, but shall be subject to termination at any time by giving twelve months’ notice in the event of the land being required by the Government.

(3) Improvements existing on the land or to be made under the authority of the Commissioner of Crown Lands, Nelson, will be protected.

(4) Possession will be given on the 1st July, 1929.

(5) The rent shall be payable half-yearly in advance on the 1st day of January and July in each and every year.

(6) The lessee will have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease except with the written consent of the Commissioner of Crown Lands first had and obtained.

(7) The lessee shall prevent the growth and spread of gorse, broom, and sweetbriar on the land comprised in the lease, and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbriar, broom, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

(8) No improvements shall be effected on the reserve without the permission of the Commissioner of Crown Lands first had and obtained.

(9) The accommodation-house described in the First Schedule hereto shall be kept open as a place of public entertainment for the use of travellers, for whose exclusive use suitable accommodation and provisions shall be provided at the following rates, and for whose horses and cattle a sufficient supply of good sound oats and hay shall be provided at rates mentioned below. Accommodation must also be provided for travelling stock at the rates mentioned hereunder.

Charges for accommodation in respect of the land described in the First Schedule hereto:—

Meals, each, not exceeding 2s.
Beds, each, not exceeding 2s.
Horse feed with oats, not exceeding 2s.
Cattle, excluding artificial feed, 3d. per head per night.
Sheep, 1d. per head per night.

(10) The lease will be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.
