SCHEDULE.

SOUTHLAND LAND DISTRICT.—SETTLEMENT LAND.—
FIRST-CLASS LAND.

Wallace County.—Wairaki Survey District.

Beaumont Settlement.

SECTION 12, Block XXIX : Area, 222 acres 0 roods 14 perches. Capital value, £445. Half-yearly rent, £11 2s. 6d.

Weighted with £100, valuation for outbuildings and fencing, to be paid for in cash.

Situated five miles from Nightcaps Railway-station and two miles from Opio. Altitude, 600 ft. to 700 ft. Open undulating land of only medium quality. Suitable for grazing.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease, thirty-three years, with a perpetual right of renewal for further successive terms of thirty-three years; and a right to acquire the freehold.

  2. Rent payable in advance on 1st January and 1st July in each year.

  3. Applicants to be twenty-one years of age and upwards.

  4. Applicants to furnish with application statutory declaration, and, on being declared successful, deposit £1 1s. lease fee and a half-year’s rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.

  5. Successful applicants to execute lease within thirty days after being notified that it is ready for signature.

  6. Lessee to reside continuously on the land, and pay all rates, taxes, and assessments.

  7. Improvements : Lessee is required to improve the land within one year to the value of 10 per cent. of the price; within two years, to the value of another 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.

  8. Transfer not allowed until expiration of fifth year of lease, except under extraordinary circumstances, and then only with permission.

  9. Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.

  10. Lease is liable to forfeiture if conditions are violated.

Education Reserves in Hawke’s Bay Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at the District Lands and Survey Office, Napier, on Friday, 23rd March, 1928, at 11 o’clock a.m., under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.

HAWKE’S BAY LAND DISTRICT.

EDUCATION RESERVES.

Borough of Napier.

SECTION 246 : Area, 39·91 perches. Upset annual rent, £500. Situated Dickens Street, Napier. A motor-garage practically occupies the whole section. Possession will be given on date of sale.

Section 421 : Area, 2 roods 12·5 perches. Upset annual rental, £27 10s.

Situated Milton Road, Napier. Three cottages are situated thereon, and all are let to tenants. Possession will be given on day of sale.

Lot 1 of Section 392 : Area, 15 perches. Upset annual rent, £5.

Lot 2 of Section 392 : Area, 23·65 perches. Upset annual rent, £42.

Situated Goldsmith Road, Napier. On Lot 2 are erected two cottages which are occupied by tenants at rentals of £1 and 14s. respectively. Possession will be given on date of sale.

Suburban Section 2.

Lot 2 : Area, 1 rood 39·16 perches. Upset annual rental, £12.

Lot 4 : Area, 2 roods. Upset annual rental, £12.

All five lots are good building-sites, situated within the Borough of Napier, near Havelock Road. Originally there were twelve lots, but seven have been selected.

The soil is fair, on limestone formation. The greater portion of the area is steep slope, but there is sufficient flat land on each section on which to build.

Dannevirkc County.—Takapau Survey District.

Lots 9 to 13 of Section 15, Block IX : Area, 1 acre 1 rood 14·4 perches. Upset annual rent, £4 10s.

Situated at Makotuku. Inclined to be damp in the winter on account of the section being somewhat low-lying. Possession will be given on day of sale.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Possession will be given on the various dates as advertised.

  2. Terms of lease, twenty-one years from date of possession, with right of renewal for a further similar term at rental based on fresh valuation under the provisions of the Public Bodies’ Leases Act, 1908.

  3. A half-year’s rent at the rate offered and lease and registration fees (£2 2s.) to be paid on the fall of the hammer.

  4. Rent payable half-yearly in advance.

  5. No assignment, sublease, mortgage, or other disposition without consent of the Land Board.

  6. Interest at rate of 10 per cent. per annum to be paid on rent in arrears.

  7. Land Board to approve of improvements proposed.

  8. Lease will be registered under Land Transfer Act.

  9. Lease liable to forfeiture if conditions violated.

Pastoral Run in Canterbury Land District for License by Ballot.

District Lands and Survey Office,
Christchurch, 30th January, 1928.

NOTICE is hereby given that applications for a license of the undermentioned land will be received at the District Lands and Survey Office, Christchurch, up to 11 o’clock a.m. on Saturday, 10th March, 1928.

Applicants will require to attend at the Courthouse, Timaru, on Tuesday, 13th March, 1928, at 1.30 o’clock p.m., for examination, and will require to submit evidence as to their financial position or backing, and ability to successfully handle the property. The ballot will be held immediately upon the conclusion of the examination of applicants.

SCHEDULE.

CANTERBURY LAND DISTRICT.—WAIMATE COUNTY.

PASTORAL RUN 250, Blocks VII, VIII, and XII, Waihao, and V and IX, Waimate Survey Districts : Area, 5,650 acres. Annual rental, £500.

Weighted with £450, valuation for improvements, payable in cash.

The successful applicant will be required to make arrangements with the adjoining licensee for payment of half cost of boundary-fence to be erected, approximate cost £125.

This land is situated ten miles from Waimate and eleven miles from Makikihl Railway-stations by good roads, excepting the last mile, which is unformed. The block has some excellent tussock on it, and should carry about 1,000 ewes and 2,200 dry sheep.

Abstract of Conditions of Pastoral License.

  1. Term of license, thirty-four years from 1st March, 1929.

  2. The successful applicant will require to pay the first half-year’s rent, £1 1s. (license fee), and valuation of improvements (£450), immediately he is declared successful.
