HAWKE’S BAY LAND DISTRICT.—SECOND-CLASS LAND.
Hawke’s Bay County.—Maungaharuru Survey District.
(Exempt from payment of Rent for One Year.)
Run 102: Area, 2,300 acres. Capital value, £3,000. Half-
yearly rent, £60..
The improvements which are included in the price of the
land consist of a two-roomed cottage, subdivisional fencing,
and a certain amount of boundary fencing.
Situated thirty miles from Napier, on the Te Pohue—Tutira
Road. Altitude from 700 ft. to 1,800 ft. above sea-level.
Watered by streams.
Approximately 100 acres in good pasture, 300 acres in
medium pasture, 30 acres bush land (felled and grassed);
balance in scattered danthonia, fern, and scrub. Suitable for
sheep-farming.
Wairoa County.—Maungaharuru Survey District.
(Exempt from payment of Rent for Two Years.)
S.G.R. 103: Area, 3,069 acres. Capital value, £3,000.
Half-yearly rent, £45.
Weighted with £1,127, valuation for improvements con-
sisting of four-roomed dwelling, shed, sheep and cattle yards,
scrub-felling, grassing, and approximately 348 chains of
fencing.
Situated twenty miles from Eskdale Railway-station and
one mile and a half from Ohurakura School. Watered by
streams and springs. Altitude, 700 ft. to 1,800 ft. above sea-
level. Hilly and undulating pastoral country, with big
flats along the Esk River intersected by deep gorgy streams.
Generally light soil, suitable for sheep-farming when developed.
ABSTRACT OF CONDITIONS OF LEASE.

Applicants to be seventeen years of age and upwards.
-
Terms of lease: Twenty-one years, with right of renewal;
or in the event of subdivision into allotments, right to a lease
of one allotment, compensation for loss of right to new lease
of other allotments, and valuation for improvements. -
Rent commences from date of lease, and is payable
half-yearly, in advance, on 1st March and 1st September
in each year. -
Applicants to furnish statutory declaration with applica-
tions, and, on being declared successful, deposit £1 1s. (lease
fee) and a half-year’s rent. Rent for the broken period
between date of lease and 1st March or 1st September following
is also payable. -
No person may hold more than one run, except on the
recommendation of the Land Board, and with the approval
of the Minister of Lands. -
Improvements: Lessee is required to improve the run
within one year to the value of one year’s rental; within
two years, to the value of two years’ rental; and within six
years, to the value of four years’ rental. In addition to the
foregoing, on bush land, improvements are also to be effected
within six years to the value of 10s. per acre for every acre
of first-class land, and 5s. per acre for every acre of second-
class land. Any money paid as valuation for improvements
will be allowed as substantial improvements upon the land. -
On expiry of term of lease, lessee’s improvements will
be valued and protected. -
Residence must commence within three years in the case
of bush land or swamp land and within one year in the case
of open or partly open land, and be continuous until the
expiration of the lease. Under certain conditions personal
residence may be dispensed with after ten years. -
Roads may be taken without payment of compensation.

Lease is liable to forfeiture if conditions are violated.

will be offered for sale by public auction for cash at
the District Lands and Survey Office, Napier, on Thursday,
10th January, 1929, at 10.30 o’clock a.m., under the pro-
visions of the Land Act, 1924.

HAWKE’S BAY LAND DISTRICT.—FIRST-CLASS LAND.
Dannevirke County.—Takapau Survey District.
SECTION 23, Block X: Area, 7 acres. Upset price, £130.
The section is practically ring-fenced; the value of this
fencing is included in the price of the land.
Situated two miles from Ormondville. Suitable for a
worker’s home, there being half an acre of flat land; the
balance being somewhat broken. The section would carry
a cow and a horse.
TERMS OF SALE.
One-fifth of the purchase-money to be paid on the fall of
the hammer, and the balance, with Crown-grant fee (£1),
within thirty days thereafter; otherwise the part of the
purchase-money paid by way of deposit shall be forfeited,
and the contract for the sale of the land be null and void.
Title will be subject to Part XIII of the Land Act, 1924.
