Abstract of Terms and Conditions of Lease.

The lease shall be for a term of fourteen years from the 1st day of January, 1929, subject to termination by twelve months’ notice in the event of the land being required by the Government.

Possession will be given on the 1st day of January, 1929.

Six months’ rent at the rate offered, £1 1s. (lease fee), and the valuation for improvements must be paid on the fall of the hammer.

Rental shall be payable half-yearly in advance, on the 1st day of January and 1st day of July in each and every year.

The lessee shall not be entitled to have or receive compensation or allowance whatsoever by reason of such resumption or in respect of any improvements now in existence or effected by him upon the said lands, but he may, on the expiration or sooner determination of the lease, remove, or cause to be removed, all buildings or fencing then in existence on the land. However, if on expiry a new lease be offered for disposal by public competition, same will be subject to payment by the incoming tenant of valuation for improvements as assessed by the Commissioner of Crown Lands or his agent. Failing removal as aforesaid, or disposal, the land and improvements revert to the Crown without compensation.

The lessee shall not sublet, transfer, or otherwise dispose of his interest in the lease without the consent of the lessor first had and obtained.

The lessee shall not carry on any noxious, noisome, or offensive trade upon the land.

The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.

The lessee shall prevent the growth and spread of gorse, broom, sweetbriar, and other noxious weeds on the land comprised in the lease, and he shall, with all reasonable despatch, remove or cause to be removed all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the lease within thirty days after the date on which same ought to have been fulfilled.
