CROWN LANDS NOTICES.
Settlement Land in Taranaki Land District for Sale by Public Auction.
District Lands and Survey Office,
New Plymouth, 25th September, 1928.
NOTICE is hereby given that the undermentioned land will be offered for sale by public auction, for cash or on deferred payments, at this office on Tuesday, 30th October, 1928, at 2.30 o'clock p.m., under the provisions of the Land Act, 1924, and the Land for Settlements Act, 1925, and amendments.
SCHEDULE.
TARANAKI LAND DISTRICT.—FIRST-CLASS LAND.
Taranaki County.—Huatoki Settlement.
SECTION 28s : Area, 12 acres 3 roods 28 perches. Upset price, £385.
This section is situated on the Saxton Road, about one quarter of a mile outside the New Plymouth Borough boundary and within a few minutes walk of bus terminus. It comprises good quality land.
TERMS OF SALE.

Cash.—One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), to be paid within thirty days thereafter.

Deferred Payments.—Five per cent. of the purchase-money and license fee (£1 1s.) to be paid on the fall of the hammer, the balance by equal half-yearly instalments extending over 34½ years, bearing interest at the rate of 5½ per cent. per annum on the unpaid purchase-money ; but with the right to pay off at any time the whole or any part of the outstanding amount.
Upon receipt of the final instalment a certificate of title in respect of the land purchased shall issue upon payment of the prescribed Crown-grant fee.
In either case, if the purchaser fails to make any of the prescribed payments by due date, the amount already paid shall be forfeited and the contract for sale of the land shall be null and void.
Titles will be subject to Part XIII of the Land Act, 1924, and section 85 of the Land for Settlements Act, 1925.
The lands are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Education Reserve in Auckland Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, Auckland, at 10.30 o'clock a.m. on Wednesday, 8th November, 1928, under the provisions of the Education Reserves Act, 1908, and the Public Bodies' Leases Act, 1908, and amendments.
SCHEDULE.
AUCKLAND LAND DISTRICT.
Raglan County.—Pirongia Parish.
SECTION 55 : Area, 51 acres 2 roods 33 perches. Upset annual rent, £2 10s.
Situated on the western slopes of Pirongia Range, approximately twelve miles from Ohaupo Railway-station (of which nine miles and a half is metalled ; balance unformed), two miles and a half from Harapepe Post-office, and five miles from Te Pahu School. Approximately 10 acres scattered, mixed bush; balance open fern and tea-tree land, of an undulating to hilly nature, broken by three gullies. Approximately one-third of the area is ploughable. Soil of a light nature resting on clay formation; watered by small creeks and springs.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Six months' rent at the rate offered, and £2 2s. (lease fee), must be deposited on acceptance of bid.

Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies' Leases Act, 1908.

Rent payable half-yearly in advance.

Lessee to maintain in good substantial repair all buildings, drains, and fences ; to keep clear all creeks, drains, ditches, and watercourses ; to trim all live hedges ; and yield up all improvements in good order and condition at the expiration of his lease.

Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

Lessee not to use or remove any gravel without the consent of the Land Board.

Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

No liability is accepted on the part of the Crown or of the Land Board to pay to the lessee any compensation for improvements, but if the lease is not renewed upon expiration, or if it is sooner determined, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of an amount equal to the value of buildings and improvements effected by the original lessee ; and the amount so paid by the incoming tenant shall be paid to the original lessee without any deduction except for rent or other payments in arrear.

Lessee to keep buildings insured.

Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash at the District Lands and Survey Office, Napier, on Tuesday, 30th October, 1928, at 2.30 o'clock p.m., under the provisions of the Land Act, 1924.
SCHEDULE.
HAWKE'S BAY LAND DISTRICT.—FIRST-CLASS LAND.
Hawke's Bay County.—Tarawera Survey District.
SECTION 2, Block VI : Area, 94 acres 2 roods. Upset price, £750.
Weighted with £2,186, valuation for improvements, payable in cash.
Situated at Tarawera, on the Napier-Taupo main road, forty-eight miles from Napier and fifty miles from Taupo. The Tarawera Hotel is situated on this area, and the improvements comprise the hotel of sixteen rooms (with bar, kitchen, scullery, and bathroom). Outbuildings comprise dairy, store, staff's quarters, washhouse, bottle store, benzine and oilstore, motor-shed, &c. Other improvements comprise tennis-courts, grounds laid out, plantations, orchard, stockyard, fowlhouse and run, piggery and run, and fences.
The hotel is a favourite stopping-place for travellers to and from Taupo.
The land comprises fair flats, but steep sidelings along creeks. In fair grass, principally danthonia. Would carry five or six cows and few sheep. Well watered. A hot spring is located on the property about one-third of a mile from hotel.
Terms of Sale.
One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown grant fee (£1), within thirty days thereafter; otherwise the part of the purchase-money paid by way of deposit shall be forfeited and the contract for the sale of the land be null and void.
Title will be subject to Part XIII of the Land Act, 1924.
