gullies, all in grass with the exception of a few clumps of
shelter bush and plantations, which afford good shelter.
A small area under cultivation. Good free loam soil resting
on clay and papa formation. Well watered by small streams
and by electrically-driven pump. Elevation, 160 ft. to 290 ft.
above sea-level. Well subdivided with first-class fencing.
Buildings comprise dwelling, cottage, garage, cow-shed,
and dairy. Electric light and telephone.

GENERAL INSTRUCTIONS AND CONDITIONS.

  1. Term of lease: Thirty-three years with continuous right
    of renewal, subject to revaluation for rent.
  2. Residence is compulsory and must be continuous.
  3. No person shall hold more than one allotment of the
    Moumahaki State Farm Subdivision, and such allotment
    shall be held for his or her sole use and benefit, and not for
    the use or benefit of any other person whomsoever. For the
    purpose of this condition husband and wife shall be considered
    to be one person.
  4. Improvements.—Lessee shall effect permanent improve-
    ments to value of £100, within one year from date of lease.
  5. Successful bidder to execute lease within thirty days
    after being notified that it is ready for signature.
  6. Rental payable half-yearly in advance on 1st January
    and 1st July. Lessee to pay all rates, taxes, and other
    assessments.
  7. Lease is liable to forfeiture if conditions violated.
  8. On the fall of the hammer the successful bidder will be
    required to pay first half-year’s rent, half-year’s building
    instalment (£33 10s. 10d.), weighting for improvements
    (£1,032), and lease fee (£1 1s.).
  9. Copies of the regulations prescribing the terms and
    conditions of the lease may be inspected at this office, the
    Local Land Office at Wanganui, and the post-office at
    Waverley.

The land is described for the general information of intend-
ing bidders, who are recommended, nevertheless, to make
a personal inspection, as the Department is not responsible
for the absolute accuracy of any description.

Settlement Land in Wellington Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Wellington, 1st June, 1928.

NOTICE is hereby given that the undermentioned land
is open for selection on renewable lease under the
Land Act, 1924, and the Land for Settlements Act, 1925,
and applications will be received at the District Lands and
Survey Office, Wellington, up to 4 o’clock p.m. on Monday,
25th June, 1928.

Applicants must appear personally before the Land Board
for examination at the District Lands and Survey Office,
Wellington, at 10.30 o’clock a.m. on Wednesday, 27th June,
1928, but if any applicant so desires he may be examined by
the Land Board of any other district.

The ballot will be held immediately upon conclusion of
the examination of applicants.

Preference at the ballot will be given to landless applicants
who have one or more children dependent on them; to
landless applicants who within two years immediately pre-
ceding date of ballot have applied for land at least twice
unsuccessfully; to applicants who have served beyond New
Zealand as members of the Expeditionary Force; to persons
engaged on military service beyond New Zealand in connec-
tion with the late war, if such persons immediately prior to
the war were bona fide residents of New Zealand; and to
applicants who, while domiciled in New Zealand, have
served beyond New Zealand as members of any of His Majesty’s
forces in connection with any war other than the war with
Germany.


SCHEDULE.

WELLINGTON LAND DISTRICT.—SETTLEMENT LAND.—
SECOND-CLASS LAND.

Eketahuna County.—Puketoi Survey District.—Tiraumea Settlement.

SECTION 5s: Area, 559 acres. Capital value, £2,300; £450.
Half-yearly rent, £57 10s.; £17 11s.†
Valuation for buildings.
†Half-yearly instalment of principal and interest on build-
ings; consisting of four-roomed dwelling with concrete
foundations, implement-shed, cowshed, and fowlhouse, valued
at £450; which sum may be paid in cash or in twenty-one
years by forty-two half-yearly instalments of £17 11s. Total
half-yearly payment on lease, £75 1s.

This farm is situated in the Tiraumea Settlement about
twenty-eight miles from Eketahuna Railway-station by good
metalled road. School and post-office opposite section.
The property comprises easy undulating land to easy hills,
with a fair portion ploughable. About one-third of the area
is in light manuka and scrub and balance fair pasture, native
grasses predominating. Soil fair, on sandstone formation.
Fairly well watered. Elevation, 600 ft. to 800 ft. above
sea-level. Sheep dip and yards. About 400 chains fencing.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease: Thirty-three years, with a perpetual
    right of renewal for further successive terms of thirty-three
    years, and a right to acquire the freehold.
  2. Rent 5 per cent. per annum on the capital value, payable
    in advance on 1st January and 1st July in each year.
  3. Applicants to be twenty-one years of age and upwards.
  4. Applicants to furnish with applications statutory de-
    claration, and, on being declared successful, deposit £1 1s.
    (lease fee) and a half-year’s rent. Rent for broken period
    between date of lease and 1st January or 1st July following
    is also payable.
  5. Applications made on the same day are deemed to be
    simultaneous.
  6. No persons may hold more than one allotment.
  7. Successful applicants to execute lease within thirty days
    after being notified that it is ready for signature.
  8. Lessee to reside continuously on the land, and pay all
    rates, taxes, and assessments.
  9. Transfer not allowed until expiration of fifth year of
    lease, except under extraordinary circumstances, and then
    only with permission.
  10. Lease is liable to forfeiture if conditions are violated.

SECTION 16, Block X: Area, 648 acres. Capital value,
£330. Half-yearly rent, £6 12s.

Weighted with £400, valuation for improvements compris-
ing 620 acres felling and grassing, approximately 375 chains
fencing (in poor order), dwelling, and shed. Repayable in
cash or by instalment mortgage to State Advances Superin-
tendent; term, thirty years; half-yearly instalment,
£12 18s. 8d.

Situated twenty-eight miles from Te Kawa Railway-
station, and three miles and a half from Ngaroma School.
About 620 acres bush land felled and grassed, now partly
reverted to second growth, balance in standing bush.
Section well watered by running streams; ragwort prevalent.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease, sixty-six years, with a perpetual right of
    renewal for further successive terms of sixty-six years.
