another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.
10. Lessee to pay all rates, taxes, and assessments.
11. Transfer not allowed until completion of two years’ continuous residence, except under extraordinary circumstances, and then only with permission.
12. Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.
13. Lease is liable to forfeiture if conditions are violated.

NOTICE is hereby given that written tenders will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Friday, the 8th June, 1928, for the lease of the undermentioned reserve under the provisions of the Public Reserves and Domains Act, 1908, and amendments.
SCHEDULE.
WELLINGTON LAND DISTRICT.
City of Wellington.
PART Section 3, Harbour District, Block XI, Belmont Survey District: Area, 7·9 perches, approximately. Minimum annual rental, £25.
This area is part of the Kaiwarawara Post-office site, and has a frontage of approximately 70 ft. to the Hutt Road, by a depth of approximately 45 ft.
Term of lease: Ten years, with right of renewal for a further term of ten years at revaluation.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.
- The term of the lease is as indicated above.
- Rent to be paid to the Receiver of Land Revenue, Wellington, half-yearly in advance.
- Lessee to pay all rates, taxes, and assessments.
- Lessee to have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease without the consent of the lessor.
- No improvements to be effected on the land without the approval of the Commissioner of Crown Lands first had and obtained.
- On the expiration or sooner determination of the lease all buildings and other erections belonging to the lessee to be removed by the lessee.
- All buildings now on the land remain the property of the Post and Telegraph Department, and must not be removed or altered without consent.
- The land is to be kept clean and tidy and the Kaiwarawara Stream is not to be polluted or to be used by the lessee for the deposit of rubbish or waste matters.
- Lessee not to carry on any noxious, noisome, or offensive trade.
- Lease liable to immediate forfeiture if conditions violated.
Tenders must be accompanied by a bank cheque or post-office order for six months’ rent at the rate offered, and must be marked on the envelope “Tender for lease.”
Possession will be given on the day of acceptance of tender.
The land is described for the general information of intending tenderers, who are recommended, nevertheless, to make a personal inspection, as the Crown is not responsible for the absolute accuracy of the description.

STATE FOREST SERVICE NOTICE.
Milling-timber for Sale by Public Tender.
State Forest Service,
Hokitika, 29th May, 1928.
NOTICE is hereby given that written tenders for the purchase of the undermentioned milling-timber, will close at the office of the State Forest Service, Hokitika, at 4 o’clock p.m. on Friday, 15th day of June, 1928.
SCHEDULE.
WESTLAND CONSERVATION REGION, WESTLAND LAND DISTRICT.
ALL the milling-timber on that piece of land, containing 311 acres, situated in Blocks XIV, Arnold, and II, Hohonu Survey Districts, portion of Provisional State Forest Reserve No. 1659, about ten miles from Paroa Railway-station.
The total estimated quantity in cubic feet is 609,383 or in board feet 3,794,400, made up as follows:—

Further blocks of residual tributary timber in provisional State Forest Reserves Nos. 1659 and 1605 will be selected at appropriate times and offered for sale as occasion warrants.
Terms of Payment.
A marked cheque for one-twelfth of the purchase-money, together with half-year’s rent and £1 1s. license fee, must accompany tender, and the balance be paid by eleven equal quarterly instalments, the first payment to be made three months after the date of the sale.
In addition, the successful tenderer shall continue to pay such ground rent half-yearly in advance during the currency of the license.
Terms and Conditions.
- All instalment-payments shall be secured by an “on demand” promissory note made and endorsed to the satisfaction of the Commissioner of State Forests, and interest at the rate of 1 per cent. per annum in excess of current bank overdraft rates will be charged if the note is overdue from the date of maturity to the date of payment.
- The right to cut and remove the timber will be sold in accordance with the provisions of the Forests Act, 1921–22, the regulations in force thereunder, and these conditions.
- The aforementioned qualities, quantities, and kinds as to the said timber shall be taken as sufficiently accurate for the purposes of this sale, and no contract for the purchase shall be voidable, nor shall the successful purchaser be entitled to any abatement in price, by reason of the said timber being of less quantity, quality, or kind as stated herein or in any advertisement having reference to the said timber.
- A return, verified by affidavit, giving the number of logs cut of each species and their contents must be made quarterly by the licensee on the last days of March, June, September, and December respectively in each year. A return, similarly verified, must be made on the same dates showing the output of sawn timber of each species. These returns may be ascertained and verified by inspection of the books of the mill, or by such other means as the Conservator may require, and for this purpose the accounts and books shall be open to the inspection of the Conservator, a Forest Ranger, or other duly authorized officer.
- The attention of all tenderers is drawn to the fact that the local controlling body may require the successful tenderer to pay any claims or charges which may be made by that body for the maintenance of the road over which the timber may be transported, and before a sawmill license is issued a letter indicating that satisfactory arrangements have been made in this connection must be produced to the undersigned.
- Intending tenderers are expected to visit the locality and to satisfy themselves in every particular on all matters relative to the sale.
- Each tenderer must state the total price that he is prepared to pay for each species. The highest or any tender will not necessarily be accepted, and the timber described is submitted for sale subject to the final acceptance of the tender by the Commissioner of State Forests.
- The right is reserved to the Commissioner of State Forests to withdraw from sale any or all of the said timber either before or after the closing date for receipt of tenders.
- If no tender is accepted for the timber herein mentioned it will remain open for application at the upset price until further notice.
- Tenders should be on the special form obtainable from any office of the State Forest Service, and should be enclosed in envelopes addressed “Conservator of Forests, Hokitika,” and endorsed “Tender for Timber.”
The conditions which will be inserted in the license to be issued to the purchaser and further particulars may be obtained on application to the undersigned or to the Director of Forestry, Wellington.
