NOTICE is hereby given that the forfeiture of the under-mentioned land, gazetted on the 29th March, 1928, page 907, has been rescinded by resolution of the North Auckland Land Board.

Settlement Land in North Auckland Land District for Selection on Renewable Lease.

North Auckland District Lands and Survey Office,
Auckland, 23rd May, 1928.

NOTICE is hereby given that the undermentioned land is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925, and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m., on Tuesday, 5th June, 1928.

Applicants must appear personally before the Land Board for examination at the North Auckland District Lands and Survey Office, Auckland, at 10.30 o’clock a.m., on Wednesday, 6th June, 1928. If any applicant so desires he may be examined by the Land Board of any other district.

The ballot will be held at the North Auckland District Lands and Survey Office, Auckland, immediately upon conclusion of the examination of applicants.

Preference at the ballot will be given to landless applicants who have one or more children dependent on them; to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully; to applicants who have served beyond New Zealand as members of the Expeditionary Force; to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand; and to applicants who, while domiciled in New Zealand, have served beyond New Zealand as members of any of His Majesty’s Forces in connection with any war other than the war with Germany.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SETTLEMENT LAND.—FIRST-CLASS LAND.

Bay of Islands County.—Omapere Survey District.—Remuera Settlement.

SECTION 30s: Area, 114 acres 0 roods 32 perches. Capital value, £1,000. Half-yearly rent, £25.

Weighted with £1,000, valuation of improvements, stock and chattels consisting of dwelling-house of five rooms, and bathroom, pantry, and wash-house, built of wood, iron roof, brick chimney; six-bail cow-byre, wood and iron with concrete floor; 60 chains road fencing (7 wires), 200 chains subdivisional fencing (5 wires), and 40 chains boundary-fencing (7 wires); 25 cows, one bull (Jersey grade), 10 calves, Reid and Gray plough, Massey-Harris disc harrows, 45-gallon Beatrice separator, cream-vat, and four cream-cans. The selector must pay a deposit of £200 on the improvements, and execute a mortgage to secure the balance. A bill of sale will also have to be given over the stock and chattels. The stock and chattels are valued at £170.

The section is situated in the Remuera Settlement, a quarter of a mile from the Ohaeawai Dairy Factory, half a mile from school, and seven miles from the Kaikohe Railway-station. There are about 50 acres in good pasture, 44 acres in worn-out pasture, 5 acres cropped and not re-sown, and 15 acres heavy gorse. Land is well watered by springs and one permanent stream.

All the fencing-material is good, but the fences need attention in re-straining and battening. The buildings are in very fair order, but the house is not quite complete. About £100 is required to finish it.


ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease: Thirty-three years, with a perpetual right of renewal for a further successive term of thirty-three years, and a right to acquire the freehold.
