This land lies at the head of the Ashley River, between
the Okuku River, the Puketeraki Range, and Forest Reserve
3268 ; twenty-five miles from Hawarden, part by good road
and part by bridle-track. All high rough country. Fair
gazing on lower tussock and scrub covered spurs and gullies.
Abstract of Conditions of Pastoral License.

Term of license, thirty-five years from 1st March, 1928;
but immediate possession will be given. -
The successful applicant will require to pay the first
half-year’s rent, together with rent for broken, period 18th
January, 1928, to 29th February, 1928, £1 ls. (lease fee),
and valuation of improvements (£50), immediately he is
declared successful. -
Applicant must be over twenty-one years of age.

No person may hold more than one run, except on the
recommendation of the Land Board and with the approval
of the Minister of Lands. If a husband holds a run his
wife is deemed to be a runholder, and vice versa. -
Improvements.—The lessee is required to effect improve-
ments as follows :—
(a) Within one year from the date of his lease, to a value
equal to one year’s rent payable under the lease :
(b) Within two years from the date of his lease, to a value
equal to two years’ rent payable under the lease :
(c) Within six years from the date of his lease, to a value
equal to four years’ rent payable under the lease : -
Rent is payable half-yearly, in advance, on 1st March
and 1st September in each year. If not paid within thirty
days of due date a penalty of 10 per cent. is added. -
Term of license to be as stated hereon, with contingent
right of renewal over the whole or a subdivision of the run
for a further term. -
Licensee to prevent destruction or burning of timber,
burning of snow tussock, burning of other tussock, except
in July, August, and September ; to prevent growth and
spread of gorse, broom, sweetbriar, or other noxious weeds
or plants ; to keep down rabbits ; and refrain from burning
grass during such months as the Commissioner of Crown
Lands shall from time to time determine. -
Roads may be taken without payment of compensation.

Licensee to have no right to the timber or flax on the
land comprised in the license. -
With the permission of the Land Board, the licensee
may—
(a) Cultivate a portion of the run and grow winter feed
thereon ;
(b) Plough and sow in grass any area not exceeding 3,000
acres ;
(c) Clear of bush or scrub any portion of the run and sow
same in grass ;
(d) Surface-sow in grass any portion of the run.
On expiry of license the value of licensee’s improvements
will be protected in accordance with the law.
- License is liable to forfeiture if conditions are violated.

will be offered for sale by public auction for cash at
this office on Thursday, the 12th January, 1928, at 2.30 o’clock
p.m., under the provisions of the Land Act, 1924, and amend-
ments,
SCHEDULE.
CANTERBURY LAND DISTRICT.—CHEVIOT COUNTY.
SECTION 20, Block VII, Cheviot Survey District (Mackenzie
Suburbs) : Area, 5 acres. Upset price, £195.
Situated two miles from Mina Railway-station and one mile
from Cheviot School and Post-office. Suitable for worker’s
home. Improvements comprise a rough cottage of three
rooms, 30 chains of fencing, grass, well, and pine shelter.
Property is served by a good road.
Terms of sale, at the option of the purchaser—
(a) One-fourth part of the purchase-price shall be paid in
cash immediately on the close of the sale, one-fourth
part thereof within thirty days next after the date
of the sale, and one-half part thereof in five years
from the date of the sale ; such part to bear interest
at the rate of five pounds per centum per annum
until payment, such interest to be paid by the pur-
chaser at the expiration of every half-year following
the date of the sale ; or
(b) One-fourth part of such purchase-money may be paid
in cash immediately on the close of the sale, and the
remaining three-fourths thereof within thirty days
next after the date of such sale.
No title shall issue to any purchaser until full payment of
his purchase-money and interest (if any). In the event of
the purchaser failing to make any of the prescribed payments
by due date, the amount (if any) already paid shall be for-
feited and the contract for the sale of the land be null and
void.
Title will be subject to Part XIII of the Land Act, 1924.
