These sections are situated just outside the boundary of the New Plymouth Borough, and are within a short distance of the bus terminus. They are distant about two miles and a half from the New Plymouth Post-office. In places the area has a considerable amount of blackberry, gorse, and fern thereon. However, the land, which is of a volcanic nature, is of first-class quality, and the area when cleared should make good market-gardens.
ABSTRACT OF CONDITIONS OF LEASE.
- Term of lease: Thirty-three years, with a perpetual right of renewal for further successive terms of thirty-three years, and a right to acquire the freehold.
- Rent: Five per cent. per annum on the capital value, payable in advance on 1st January and 1st July in each year.
- Applicants to be twenty-one years of age and upwards.
- Applicants to furnish with applications statutory declaration, and, on being declared successful, deposit £1 1s. (lease fee) and a half-year’s rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.
- Applications made on the same day are deemed to be simultaneous.
- No persons may hold more than one allotment.
- Successful applicants to execute lease within thirty days after being notified that it is ready for signature.
- Lessee to reside continuously on the land, and pay all rates, taxes, and assessments.
- Transfer not allowed until expiration of fifth year of lease, except under extraordinary circumstances, and then only with permission.
- Lease is liable to forfeiture if conditions are violated.

Locality and Description.
Sections are situated at Lake Rotoiti, overlooking the lake at a height of 2,000 ft. above sea-level. Suitable for building-sites. This lake is a well known camping resort, and is rapidly becoming a most popular locality for holiday-makers and sportsmen. Access is by fair road from Tophouse Post-office, six miles distant.
Abstract of Terms and Conditions of Lease.
- The highest bidder shall be the purchaser.
- A half-year’s rent at rate offered, rent for broken period, and lease and registration fees (£2 2s.), to be paid on fall of hammer.
- Term of lease, twenty-one years from date of sale, with perpetual right of renewal for further successive terms of twenty-one years.
- Rent of renewal lease to be fixed by arbitration. If lessee does not desire to renew lease at end of any term, land to be leased by auction. The incoming lessee to pay the value of improvements, which is to be handed over to outgoing lessee, less any sum due to the Crown.
- No transfer or sublease allowed without the consent of the Land Board.
- Lessee to clear land of weeds and keep open creeks, drains, and watercourses.
- Interest at the rate of 10 per cent. per annum to be paid on rent more than thirty days in arrears.
- Buildings on land to be kept in good order, repair, and condition.
- Lessee will not carry on any offensive trade which may be a nuisance.
- Consent of Land Board to be obtained before making improvements.
- Lessee to pay all rates, taxes, and assessments.
- Lease is liable to forfeiture if conditions are violated.
The reserves are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.
