NOTICE is hereby given that the lease of the under-mentioned land having been declared forfeited by resolution of the Wellington Land Board, the said land has thereby reverted to the Crown under provisions of the Land Act, 1924, and the Discharged Soldiers Settlement Act, 1915, and amendments.

Education Reserve in Nelson Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, Nelson, at 11 o’clock a.m. on Wednesday, the 17th day of November, 1926, under the provisions of the Education Reserves Act, 1908, and amendments.
SCHEDULE.
NELSON LAND DISTRICT.
SECTION 5, Block XIII, Motueka Survey District, and Section 10, Block II, Wai-iti Survey District: Area, 29 acres 1 rood 34 perches; upset annual rental, £3 10s.
Description.
Situated on the outskirts of the Village of Thorpe, ten miles distant from Motueka by good metalled road. Portion of area is flat land. Mostly native grasses. No permanent water.
Abstract of Terms and Conditions of Lease.

A half-year’s rent at the rate offered, £2 2s. lease fee, and cost of registration must be deposited on the fall of the hammer.

Terms of lease: Twenty-one years, with perpetual right of renewal for further successive terms of twenty-one years at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

Rent is payable half-yearly in advance on 1st January and 1st July in each and every year.

Lessee not to transfer, sublet, or subdivide without the prior consent in writing of the Land Board.

Lessee to keep the land free from noxious weeds, rabbits, and vermin.

Lessee not to use or remove any gravel without the consent of the Land Board.
-
Lessee not to make improvements without the consent of the Land Board.

Lessee not entitled to any compensation for improvements, but if the lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for improvements effected by the original lessee with the consent of the Board; failing disposal, the land and improvements revert to the Crown without compensation.

Lease liable to forfeiture if conditions are violated.

Interest at the rate of 10 per cent. per annum to be paid on all rent in arrear for more than thirty days.

Land in the Wellington Land District for Sale by Public Auction.
District Lands and Survey Office,
Wellington, 19th October, 1926.
NOTICE is hereby given that the undermentioned land will be offered for sale by public auction, for cash or on deferred payments, at the District Lands and Survey Office, Wellington, at 2.30 o’clock p.m., on Friday, 26th November, 1926, under the provisions of the Land Act, 1924.
SCHEDULE.
WELLINGTON LAND DISTRICT.
Kaiteke County.—Block XII, Kaiteke Survey District.
SECTION 2, Suburbs of Raurimu: Area, 9 acres 0 roods 15 perches; upset price, £90.
Weighted with £26, valuation for fencing, to be paid in cash.
This section is situated about three-quarters of a mile from the Raurimu Railway-station, the access being by a formed and partly metalled dray-road to within 10 chains of the section, the remainder being a rough track only. The section is all hilly, felled and grassed. Soil is of a light quality on sandstone formation. Elevation ranges from 2,000 ft. to 2,250 ft. above sea-level.
CONDITIONS OF SALE.
The purchaser may pay for the land in cash or by deferred payments. The terms are:—

Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown grant fee (£1), within thirty days thereafter.

Deferred Payments.—Five per cent. of purchase-money, together with £1 1s. license fee, to be paid on the fall of the hammer.
The balance of the purchase-money, with interest thereon at the rate of 5½ per cent. per annum, to be paid by instalments extending over a period of 34½ years.
The licensee shall have the right at any time during the currency of his license to pay off either the whole of the purchase-money or any half-yearly instalment or instalments thereof then remaining unpaid.
Upon receipt of the final instalment a certificate of title in respect of the land purchased shall issue upon payment of the prescribed Crown grant fee.
If the purchaser fails to make any of the prescribed payments by due date the amount (if any) already paid shall be forfeited, and the contract for the sale be null and void. Title will be subject to Part XIII of the Land Act, 1924.
