CROWN LANDS NOTICE.

Lands in the North Auckland Land District open for Sale or Selection.

North Auckland District Lands and Survey Office,
Auckland, 5th January, 1926.

NOTICE is hereby given that the undermentioned lands are open for sale or selection in terms of the Land Act, 1924, and section 21 of the Discharged Soldiers Settlement Amendment Act, 1923, either for cash, for occupation with right of purchase for renewable lease, or on deferred payments, at the option of the applicant, and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Tuesday, 16th February, 1926. Applicants must appear personally before the Land Board for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 17th February, 1926, at 10.30 o’clock a.m., but if any applicant so desires he may be examined by the Land Board of any other district.

The ballot will be held at the North Auckland District Lands and Survey Office, Auckland, at the conclusion of the examination of applicants.

An application may include any number of sections shown on the sale plan, but no person will be allotted more than one holding.

Preference at the ballot will be given to landless applicants who have one or more children dependent on them, to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully, to applicants who have served beyond New Zealand as members of the Expeditionary Force, and to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand.

SCHEDULES.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Manukau County.—Otai Parish.

SECTION 30 and Lot 1 of Section 81 : Area, 274 acres 2 roods 25 perches. Capital value, £685. Occupation with right of purchase : Half-yearly rent, £17 2s. 6d. Renewable lease : Half-yearly rent (at 5 per cent.), £17 2s. 6d.

Situated eleven miles from Papakura Railway-station and two miles and a half from Wairoa South School. All hilly country, originally bush land, now cleared. Soil of fair quality loam on rubble and clay. Well watered by pebbly stream and spring. This country grows good grass when first put down. There are about 100 acres of worn out pasture, but fern is appearing in places. Has few blackberries, and rabbits are prevalent. No buildings on property. Fencing consists of about 130 chains of six to seven wire boundary-fencing in fair order. Property suitable for grazing. Files—H.O., 26/12601 ; D.O., 22/2155.

Hobson County.—Waipoua Survey District.

Section 8, Block XI : Area, 100 acres. Capital value, £850. Occupation with right of purchase : Half-yearly rent, £21 5s. Renewable lease : Half-yearly rent (at 5 per cent.), £21 5s.

Situated three miles from Donnelly’s Crossing Railway-station, one mile from Mangatu School, and twenty-seven miles from Mangawhare Dairy Factory. There are 12 acres of good pasture, 5 acres worn out, 76 acres bush land felled and grassed (poor pasture), 6 acres bush, and one acre orchard and garden. Poorly watered, except in gullies. Soil light loam on sandstone formation. Improvements include 165 chains of fencing in poor order, six-roomed kauri dwelling (iron roof, brick chimney), in poor order, cow-byre, old shed, dairy (lined and well built), pigstye, and fowlhouse. Blackberry in evidence in parts and rabbits prevalent. Property suitable for grazing sheep or store cattle.

Whangarei County.—Opuawhanga Survey District.

Section 17, Block I : Area, 440 acres. Capital value, £2,110. Occupation with right of purchase : Half-yearly rent, £52 15s. Renewable lease : Half-yearly rent (at 5 per cent.), £52 15s.

Situated eight miles from Whakapara Railway-station, three miles from Helena Bay School, and sixteen miles from Hikurangi Dairy Factory. There is 80 acres in fair pasture, 120 acres in worn-out pasture, 120 acres bush land, 40 acres broken and rough country, and 80 acres tea-tree. Improvements include new three-roomed house, cow-byre (16 ft. by 12 ft.) of four bails, dairy, fowlhouse, and paling shed (20 ft. by 16 ft.), with iron leanto 20 ft. by 12 ft. There is about 360 chains fencing in fair order, valued at £407. The land is well watered by good streams and springs. Property is considered suitable for grazing.
