rate of £6 per cent. per annum if the selector be a discharged soldier, or a term of thirty-four years and a half at the rate of £6 10s. per cent. per annum if other than a discharged soldier. There is a rebate of 10 per cent. of the interest portion of each instalment if payments be made within fourteen days of due date.
A covenant will be inserted in the mortgage to provide for the immediate payments of the balance of principal owing at the expiration of the license.
The term of the license will be thirty-five years from 1st March, 1926, but rent will commence from the date of sale.
The run is described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Sections situated in One Tree Hill Road District, adjoining the One Tree Hill Domain, about two minutes from Manukau Road and within half an hour’s journey of Central Post-office by tramcar or motor-bus. Land is elevated, with rich volcanic soil, and commands good view of Manukau Harbour and surrounding country. Water-mains and sewerage-pipes have been laid along new roads and electric light and gas are already available in Haydn Avenue. Golf-links handy to the sections and bowling-green, croquet-lawns, and tennis-courts within easy walking distance. On account of locality and proximity to city, admirably suited for residential purposes.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.
- Six months’ rent at the rate offered, £2 2s. lease fee, and cost of registration must be deposited on acceptance of bid.
- Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.
- Rent payable half-yearly in advance.
- Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.
- Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.
- Lessee to keep the land free from noxious weeds, rabbits, and vermin.
- Lessee not to use or remove any gravel without the consent of the Land Board.
- Lessee not to carry on any noxious, noisome, or offensive trade upon the land.
- Lessee not to make improvements without the consent of the Land Board.
- Lessee not entitled to any compensation for improvements; but if the lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for buildings and improvements effected by the original lessee with the consent of the Board; failing disposal, the land and buildings revert to the Crown without compensation.
- Lease liable to forfeiture if conditions are violated.
- Lessee to keep buildings insured.
- Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.
