Minimum annual rental, £100. Valuation for improvements, £460, comprising dwelling, sheds, fencing, and 5 acres maize.\nABSTRACT OF TERMS AND CONDITIONS OF THE LEASE.\n1. Immediate possession will be given.\n2. In the event of any person other than present lessee being successful tenderer, the valuation for improvements will have to be paid in cash.\n3. Highest or any tender not necessarily accepted.\n4. Half-year’s rent at rate offered, lease and registration fee of £2 2s. to be lodged with tender.\n5. Term of lease, twenty-one years, with right of renewal for further successive term of twenty-one years.\n6. Rent on renewed lease to be fixed by arbitration. If the lessee does not desire new lease at the end of the term, land to be leased by auction. The incoming tenant to pay value of improvements, which is to be handed over to outgoing lessee less any amounts due to the Crown.\n7. No transfer, sublease, subdivision, or mortgage allowed without the consent of the Land Board.\n8. Interest at rate of 10 per cent. charged on all rent in arrears.\n9. Buildings which are or may be erected on the Land to be kept in good repair and condition.\n10. Lessee shall not carry on any offensive trade.\n11. Consent of the Land Board to be obtained before erecting any buildings or effecting any other improvements and before alterations either to the existing buildings or to those that may hereafter be erected.\n12. Lessee to pay all rates and assessments.\n13. Buildings to be insured in the name of Commissioner of Crown Lands.\n14.
