the third crop the lands to be left in pasture for at least three years; at least two-thirds of the area cropped to be left in pasture at the expiration of the term.
10. Lessee not entitled to compensation for improvements, but, if lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for buildings and other improvements effected by the original lessee with the consent of the Land Board; failing disposal, the land and all improvements to revert to the Crown without compensation.
11. Lease liable to forfeiture for non-payment of rent within six months after due date or for breach of conditions.
12. Land Board may resume not more than 5 acres for school-site, subject to reduction of rent and compensation for crops.
13. Lessee to have no right to any minerals.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash or on deferred payments at the District Lands and Survey Office, Auckland, at 10.30 o’clock a.m., on Thursday, 30th April, 1925, under the provisions of the Land Act, 1924.
SCHEDULE.
AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Waikato County.
SECTIONS 8, 9, 10, and 11, Village of Upper Rangiriri: Area, 1 acre 2 roods 2 perches, more or less; upset price, £10.
The sections are situated between the railway reserve and the Te Onetea River, and about one mile from the present Village of Rangiriri. Flat land partly covered with grass and scrub; soil, heavy loam resting on clay.

Section 17, Te Kauwhata Township: Area, 1 rood 8 perches; upset price, £50.
Weighted with £328 10s., valuation of buildings and for improvements, which will require to be paid in cash.
This section is situated on the main road, the Te Kauwhata Railway-station being less than a quarter of a mile distant. The area is a good building-site and situated in a progressive township.

CONDITIONS OF SALE.
The purchaser may pay for the land in cash or by deferred payments extending over a period of nineteen years. The terms are:—
- Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown grant fee (£1), within thirty days thereafter.
- Deferred Payments.—5 per cent. of the purchase-money and license fee (£1 1s.) on the fall of the hammer; balance by equal annual instalments extending over nineteen years; interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money, but with the right to pay at any time the whole or any part of the outstanding amount.
In either case, if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount already paid shall be forfeited, and the contract for the sale of the land be null and void.
Titles will be subject to Part XIII of the Land Act, 1924.

MAORI LANDS NOTICE.
Native Lands for Lease by Public Auction.
NOTICE is hereby given that the lands shown in the Schedule hereto will be offered for lease by public auction at the office of the Tairawhiti District Maori Land Board, Gisborne, at 11 a.m. on Saturday, the 4th day of April, 1925, under the provisions of Part XIV of the Native Land Act, 1909. The leases will be for a term of sixteen years from the first day of May, 1925, with right of renewal for a further term of sixteen years and with compensation for improvements effected by the lessee during the currency of the lease.
SCHEDULE.
Lot 1. Hauomatuku No. 9B, situated in Waikohu County, Waingaromia Survey District: No legal access; area, 27 acres 1 rood 29 perches; upset rental, £10 per annum.
Lot 2. Waipaoa No. 5A, situated in Wairoa County on the Ruakituri River. The Gisborne-Waikaremoana Road runs through the block. Area, 2,624 acres, from which a tract of bush lands containing approximately 500 acres is reserved for scenic and timber purposes. Upset rental, £186 per annum.
ABSTRACT OF CONDITIONS OF LEASES.
- Lessees to be not less than twenty-one years of age, and must not hold more than the area of land stipulated in Part XII of the Native Land Act, 1909, and its amendments.
- Rental for the first term to be the rental of the accepted bid; rental for the renewed term to be 5 per cent. of the Government unimproved value as assessed at the end of the first term, but not less than the rental for the first term.
- Rental to be paid to the Maori Land Board at Gisborne half-yearly in advance.
- On expiry of the lease the lessee’s improvements to be valued by arbitration and protected as described in section 263 of the Native Land Act, 1909.
- Lessee of Lot 2 to be liable for any damage by fire to the bush reserve.
The successful bidders of each lot will be required to pay immediately upon the fall of the hammer the first half-year’s rent, together with a lease fee of £3 3s. and the cost of stamping and registering the lease.
