NOTICE is hereby given that the leases and licenses of the undermentioned lands having been declared forfeited by resolution of the North Auckland Land Board, the said lands have thereby reverted to the Crown under the provisions of the Land Act, 1908, and the Discharged Soldiers Settlement Act, 1915, and amendments.

Education Reserves in Auckland Land District for Lease by Public Auction.

Auckland, 28th May, 1924.

NOTICE is hereby given that the education reserves described in the Schedule hereto will be offered for lease by public auction at the Local Lands Office, Hamilton, at 11 o'clock a.m. on Monday, 7th July, 1924, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.
AUCKLAND LAND DISTRICT.—EDUCATION RESERVES.

Raglan County.—Whaingaroa Parish.

SECTION 89: Area, 29 acres; Upset annual rental, £5. Weighted with £44 valuation of half-share of boundary-fencing.

Situated about a quarter of a mile from Te Mata Post-office and school near Raglan. Two-thirds of the section is in gorse and fern, the remainder of the area on the road frontage has been burnt off, but not cleared.

Waipa County.—Te Rapa Parish.

Section 16: Area, 27 acres; upset annual rental, £20. Weighted with £43, valuation of improvements, comprising clearing, ploughing, and fencing.

Situated about two miles and a half from Frankton Junction Railway-station. Level to undulating land; about 10 acres cleared and ploughed, balance unimproved.

Special Condition.—The right is reserved in favour of the Frankton Rifle Club to remove its shed or other erections.

Hauraki Plains County.—Piako Survey District.

Section 4, Block XVI: Area, 477 acres 0 roods 6 perches; upset annual rental, £24.

Weighted with £40, valuation of half-share in 40 chains boundary-fence.

Distant about two miles and a half from Kaihere or three miles from Patetonga by formed road. Undulating to broken land, 10 acres mixed bush, remainder open fern country, about 60 acres ploughable. Soil a heavy clay loam on clay formation; poorly watered by streams. Altitude, 50 ft. to 600 ft.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, twenty-one years, with perpetual right of renewal for the same term at a rent to be determined by revaluation in accordance with the provisions of the First Schedule of the Public Bodies’ Leases Act, 1908.

  2. Rents payable half-yearly, in advance, to the Receiver of Land Revenue, Auckland; the first half-yearly payment, together with lease and registration fee and valuation for improvements, to be made on the fall of the hammer.

  3. The successful applicant must pay the value of the improvements (if any) before being admitted to possession, which will be given (the necessary payments being made) on the day of sale.

  4. No lease to be assigned, underlet, or the possession thereof parted with except with the consent of the Land Board.

  5. All rates, taxes, charges, and assessments whatsoever to be paid by the lessee.

  6. The leases shall be prepared generally in accordance with the provisions of the Public Bodies’ Leases Act, 1908.

  7. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

  8. Consent of the Land Board to be obtained before subdividing, erecting any buildings, or effecting other improvements.

  9. Lease is liable to forfeiture if conditions violated.

The reserves are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

The valuations for improvements must be paid immediately on the fall of the hammer.

Possession will be given on date of sale.

Form of lease may be perused and full particulars obtained at this office.

NOTICE is hereby given that the Education Reserves described in the Schedule hereto will be offered for lease by public auction at the North Auckland District Lands and Survey Office, Auckland, at 10 o’clock a.m., on Wednesday, 23rd July, 1924, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.

Otamatea County.—Pahi Town.

Sections 3, 4, and 5: Area, 3 acres 2 roods; upset annual rental, £1 10s.

The elevation rises to about 100 ft. above sea-level. Broken to steep sections covered with blackberries. The soil is of heavy black loam resting on limestone formation. No water on sections. The access is from Pahi Wharf and Post-office, which are about a quarter of a mile distant along the beach. These sections would make an ideal camping-site.
