NOTICE is hereby given that the lease of the under-mentioned land having been declared forfeited by resolution of the Hawke’s Bay Land Board, the said land has thereby reverted to the Crown under the provisions of the Land Act, 1908, and the Discharged Soldiers Settlement Act, 1915.

Land for Sale by Public Auction.

District of Lands and Survey Office,

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction, for cash or on deferred payments, at the District Lands and Survey Office, Wellington, at 2 o’clock p.m. on Tuesday, the 12th day of February, 1924, under the provisions of the Land Act, 1908, and amendments.

SCHEDULE.

WELLINGTON LAND DISTRICT.—TOWN LAND.

Block VII, Port Nicholson Survey District.—City of Wellington. Lot 40 and Part Lot 39, Block V, D.P. 1743, being part Section 6, also other part Section 6, Watts Peninsula R.D. Area, 1 acre 0 roods 34·62 perches; upset price, £6,200.

This property is well situated for a private hotel or large Convalescent Home. The main building is built of timber with iron roof and contains thirty-one rooms, with office, four bath-rooms, scullery, pantry, servery, two staircases, entrance-hall, upstairs lounge-hall, linen-presses, cupboards, &c. The outbuildings are built of concrete with iron roof, and include wash-house, laundry, coal and wood houses, and motor-garage. Grounds are well laid out, there being a kitchen-garden and a croquet-lawn.

TERMS OF SALE.

The purchaser may pay for the land in cash or by deferred payments extending over a period of nineteen years. The terms are—
(1.) Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown grant fee (£1), within thirty days thereafter.
(2.) Deferred Payments.—5 per cent. of the purchase-money and license fee (£1 ls.) on the fall of hammer; balance by equal annual instalments extending over nineteen years, interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money; but with the right to pay off at any time the whole or any part of the outstanding amount.

In either case, if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount already paid shall be forfeited, and the contract for the sale of the land be null and void.

Title will be subject to Part XIII of the Land Act, 1908. Full particulars may be obtained at this office.

Lands in Auckland Land District open for Selection on Renewable Lease.

District Lands and Survey Office,
Auckland, 20th December, 1923.

IN pursuance of section 21 of the Land Laws Amendment Act, 1913, notice is hereby given that the undermentioned lands are open for selection on renewable lease under the provisions of the Land for Settlements Act, 1908, the Land Act, 1908, and amendments; and applications will be received at this office up to 4 o’clock p.m. on Monday, 21st January, 1924.

Applicants should appear personally before the Land Board for examination at this office at 10 o’clock p.m. on Wednesday, 23rd January, 1924.

The ballot will be held on Wednesday, 23rd January, 1924, at the conclusion of examination of applicants.

Preference at the ballot will be given to landless applicants who have one or more children dependent on them, to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully, to applicants who have served beyond New Zealand as members of the Expeditionary Force, and to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand.

SCHEDULE.

AUCKLAND LAND DISTRICT.

First-class Land.—Piako County.—Part Pakarau Settlement.

SECTION 19: Area, 276 acres 3 roods 32 perches. Capital value, £2,740. Half-yearly rent, £61 13s. Interest and sinking fund on buildings (valued at £550), £21 9s. Total half-yearly payments, £83 2s.

Situated about seven miles and a half from Morrinsville Railway-station by a good formed road, and about four miles from Kiwitahi Railway-station on the Auckland-Rotorua line. The section comprises easy undulating land of good quality with soil of a loamy nature. The holding will make a good dairy farm.

IMPROVEMENTS.

Weighted with £124 18s., valuation for improvements, comprising 45 acres top-dressed and chain-harrowed, 23 chains fence removed and re-erected, 12 acres ploughed and sown in pasture, 19 acres (approx.) ploughed for crops, 2 acres temporary pasture. Pig-sty and 10 chains barbed wire run shifted, and 5 chains fencing, to be paid for in cash.

The improvements not included in the capital value, but which have to be paid for separately in cash or by half-yearly instalments of interest and sinking fund are as follows: Dwelling (four rooms, bath-room, and scullery), wash-house, and store-room, barn (iron roof and floored), cowshed and separator-room (bails concreted), value £550. Repayable in twenty-one years by forty-two half-yearly instalments of £21 9s.

The improvements included in the capital value are as follows: Half share 90 chains boundary-fence, 124 chains fence, 16 acres ploughed and sown in temporary pasture, and bore not in use, pig sty and run; total value, £720.

Thames County.—Hikuai Settlement.

Section 16: Area, 130 acres 0 roods 29 perches. Capital value, £1,960. Half-yearly rent £44 2s. Interest and sinking fund on buildings (valued £320), £12 9s. 8d. Total half-yearly payment on lease, £56 11s. 8d.

Situated on the northern bank of the Tairua River, about eight miles above the wharf at the township on the Tairua Harbour, which lies on the eastern side of the Hauraki Peninsula. There is a weekly steamer service from Auckland, the journey occupying about twelve hours. Access may also be obtained overland either by the Kaueranga Track from Thames or from Puriri Railway-station, which is nine miles from Thames, the distance from Puriri being about twenty-two miles, of which about ten miles is formed and metalled cart-road, the remainder being horse track only. The Tairua River is navigable for launches up to the wharf on the settlement. An up-to-date dairy-factory has recently been erected at Tairua. The section is all flat land of good quality, about 20 acres in rough grass, 48 acres partly drained swamp, balance in fern. Soil on dry portion sandy loam, watered by drains.

IMPROVEMENTS.

The improvements not included in the capital value, but which have to be paid for separately in cash or by half-yearly instalments of interest and sinking fund are as follows: Dwelling (unfinished) and shanty, value £320. Repayable in twenty-one years by forty-two half-yearly instalments of £12 9s. 8d.
