Notice to Mariners.—No. 38 of 1923.

AUCKLAND HARBOUR.

THE Auckland Harbour Board notifies as follows :—
(1.) EASTERN TIDE-DEFLECTOR.—LIGHTS ESTABLISHED.—
On and after 30th July, 1923, the following fixed lights will
be exhibited from the outer end of the Eastern Tide-deflector :
Red, orange, red, vertically disposed 5 ft. apart, the lower
light being 10 ft. above H.W.

(2.) TAKAPUNA BEACH.—CABLE HUT AND BEACONS ERECTED.—
A white painted concrete hut, immediately in front of
which is a triangular beacon on which is painted “CABLE”
in large letters, has been erected on the southern corner of
“The Strand,” Takapuna Beach.

From the foregoing triangular beacon two other double-
triangle beacons have been erected, one being situated 037°
distant 300 ft., the other being situated 106° distant 378 ft.
The distance separating the two double-triangle beacons is
391 ft. in a northerly and southerly direction.

Anchoring vessels in the vicinity of the cable or beaching
vessels within the area enclosed by the three beacons is pro-
hibited.

CROWN LANDS NOTICE.

Lands in North Auckland Land District for Sale by Public Auction.

North Auckland District Lands and Survey Office,
Auckland, 24th July, 1923.

NOTICE is hereby given that the undermentioned lands
will be offered for sale by public auction for cash or
on deferred payments at the North Auckland District Lands
and Survey Office, Auckland, at 10.30 o’clock a.m. on Wed-
nesday, the 12th September, 1923, under the provisions of
the Land Act, 1908, and the Land for Settlements Act, 1908,
and amendments.

DESCRIPTION.

The settlement comprises level and undulating land ad-
joining Otahuhu Railway-station, nine miles from Auckland
on the Main Trunk line. There is a good railway service
between Otahuhu and Auckland, and the allotments are
eminently suited for sites for homes for persons employed
in the city. The soil is volcanic, of first-class quality.

CONDITIONS OF SALE.

Cash.—One-fifth of the purchase-money on the fall of the
hammer, and the balance, with Crown-grant fee (£1), within
thirty days thereafter.

Deferred Payments.—Five per cent. of the purchase-money,
and license fee (£1 1s.), on the fall of the hammer ; balance
by equal annual instalments extending over nineteen years,
with interest payable half-yearly at the rate of 5 per cent.
per annum on the unpaid purchase-money ; but with the right
to pay off at any time the whole or any part of the outstanding
amount.

In either case, if the purchaser fails to make any of the
prescribed payments by due date, whether of purchase-money
or interest, the amount (if any) already paid shall be for-
feited, and the contract for the sale of the land be null and
void.

Titles will be subject to section 60 of the Land Laws Amend-
ment Act, 1912.

The lands are described for the general information of
intending bidders, who are recommended, nevertheless, to
make a personal inspection, as the Department is not re-
sponsible for the absolute accuracy of any description.

STATE FOREST SERVICE NOTICES.

Land in Nelson-Marlborough Forest-conservation Region for Lease by Public Tender.

State Forest Service,
Nelson, 18th July, 1923.

WRITTEN tenders for a temporary grazing-lease over
the undermentioned area will be received at this
office up to 4 p.m. on Thursday, 16th August, 1923.
Tenders must be addressed “Conservator of Forests, Nel-
son,” and marked on the envelope “Tender for Lease.”

SCHEDULE.

EIGHTY acres in Block III, Inangahua Survey District : Pro-
visional State Forest NM 53 ; minimum annual rent, £2.

Milling-timber for Sale by Public Tender.—Southland Forest-conservation Region.

State Forest Service,
Invercargill, 23rd July, 1923.

NOTICE is hereby given that written tenders for the
purchase of the undermentioned milling-timber will
close at the office of the State Forest Service, Invercargill, at
4 o’clock p.m. on Wednesday, the 30th August, 1923.

SCHEDULE.

ALL the milling-timber on that parcel of land, containing
approximately 250 acres, being Section 5, Block V, Wood-
land Survey District, Provisional State Forest No. 37.

The total estimated quantity of timber in superficial feet
is 1,108,250, being rimu 200,500, beech 907,750.

Situated about nine miles from Ratanui Railway-station.

Upset price, £650.

Ground rent, £12 10s. per annum.

Four years will be allowed in which to remove the timber.

Terms of Payments.—A marked cheque for £150, together
with half-year’s ground rent and £1 1s. license fee, plus ex-
change, must accompany the tender, and the balance be paid
by five equal quarterly instalments, the first of which shall
be paid three months after date of sale.

In addition, the successful tenderer shall continue to pay
such ground rent half-yearly in advance during the currency
of the license.

All instalment-payments shall be secured by “On de-
mand” promissory notes made and endorsed to the satis-
faction of the Commissioner of State Forests, and interest
at current bank rates will be charged on all notes overdue
from the date of maturity to the date of payment.

CONDITIONS OF SALE.

  1. The right to cut and remove the timber will be sold in
    accordance with the terms of the Forests Act, 1921–22, the
    regulations in force thereunder, and the following conditions.

  2. Intending tenderers are expected to visit the locality
    and to satisfy themselves in every particular on all matters
    relative to the sale.

  3. The aforementioned quantities, qualities, and kinds as
    to the said timber shall be taken as sufficiently accurate for
    the purposes of this sale, and no contract for the purchase
    shall be voidable, nor shall the successful purchaser be en-
    titled to any abatement in price, by reason of the said timber
    being of less quantity, quality, or kind than as stated herein
    or in any advertisement having reference to the said timber.

  4. The promissory notes will be presented at intervals as
    indicated in the terms of payment, but they may be presented
