SCHEDULE.
AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Rotorua County.—Rotorua Town.
Section 2, Block XLVI: Area, 32 perches; upset annual rental, £25.
Weighted with £15, half value of wooden fence on the southern boundary.
Good business site with a frontage to Fenton Street. In rough grass.
Section 5, Block XLVI: Area, 1 rood; upset annual rental, £20.
Weighted with £240, value of improvements comprising motor-garage with two concrete walls and wooden ends.
Suitable for business or residential purposes. Has a frontage to Erueru Street.
TERMS AND CONDITIONS OF LEASE.
- Term of lease, twenty-one years, with perpetual right of renewal for the same term at a rent to be determined by revaluation in accordance with the provisions of the First Schedule of the Public Bodies’ Leases Act, 1908.
- Rents payable half-yearly, in advance, to the Receiver of Land Revenue, Auckland; the first half-yearly payment, with lease fee (£2 2s.) and valuation for improvements, to be made on the fall of the hammer.
- Sections to be improved within one year from the date of the lease to the value of at least ten times the annual rental.
- No lease to be assigned, underlet, or the possession thereof parted with except with the consent of the Land Board.
- All rates, taxes, charges, and assessments whatsoever to be paid by the lessee.
- The lessee shall throughout the term of the lease keep and maintain in good order, condition, and repair, to the satisfaction of the local authority, all buildings, structures, fixtures, and fences which may be erected or placed upon the land.
- The lessee shall not erect any buildings until the plan of the same has been first submitted to the local authority, Rotorua, for approval, and duly approved.
- The leases shall be prepared generally in accordance with the provisions of the Public Bodies’ Leases Act, 1908.

NOTICE is hereby given, in terms of the Native Townships Act, 1910, and the regulations thereunder, that written tenders are invited and will be received at the office of the Waikato-Maniapoto District Maori Land Board, Auckland, up to 4 o’clock in the afternoon on Monday, the 30th day of April, 1923, for leases of the undermentioned sections, for terms of twenty-one years, with right of renewals for further terms of twenty-one years.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.
- The term of the lease shall be twenty-one years from the 1st July, 1923, at the rental tendered, with right of renewal of the lease for further terms of twenty-one years, at fair annual ground rents, to be fixed in accordance with the terms of the lease.
- The lessee will pay all rates, taxes, &c.
- The lessee will keep the land free from noxious weeds.
- The lessee will keep all buildings, drains, and fences in good order and repair.
- The lessee will not carry on any offensive trade.
- The lessee will not assign or sublet without the previous consent in writing of the lessor.
GENERAL INSTRUCTIONS TO TENDERERS.
The sections will be leased subject to the upset rental specified in each case.
Every tender shall be enclosed in a sealed envelope addressed to the President of the Board, and marked on the outside as follows: “Tender for leases of Section , Block , Otorohanga Township.”
Tenders must be accompanied by six months rent, lease fee £3 3s., stamp duty 6s., and registration fee 10s. If any person desires to tender for more than one section, a separate tender for each section to be made. In the event of two or more sections being included in the one lease, the excess fees will be refunded.
The highest tenderer to be declared the lessee, but the Board reserves the right to decline to accept any tender.
Plans of the sections and forms of lease can be inspected at the office of the Under-Secretary for Native Affairs, Wellington, or the office of the Board.
