NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction, for cash or on deferred payments, at the Tairua Dairy-factory, on Thursday, the 19th April, 1923, at 11.30 o’clock a.m., under the provisions of the Land for Settlements Act, 1908, and the Land Act, 1908, and amendments.

DESCRIPTION.

Tairua Village and Settlement are situated on the Tairua Harbour, which lies on the eastern side of the Hauraki Peninsula. There is a steamer service from Auckland once a week, the journey occupying about twelve hours. Access may also be obtained overland, either by the Kauaeranga Track from Thames, or from Puriri Railway-station, which is nine miles from Thames, the distance from Puriri being about twenty-two miles, of which about ten miles is formed and metalled cart-road, the remainder being horse-track only. The sections in the village each contain building-sites, several of those in the vicinity of the wharf being particularly suitable for business premises. A dairy-factory has recently been established on Section 10, close to the wharf. The sections in the settlement comprise level to sloping and hilly land containing a proportion of rough feed.

IMPROVEMENTS.

The improvements not included in the value of the land; and to be paid for separately, are as follows:—

Tairua Village.

Section 1: Dwelling of four rooms, value £150. Repayable in cash or in ten years by twenty half-yearly instalments of £9 14s. 3d.

Section 4: Dwelling 50 ft. by 36 ft., brick chimney, value £240. Repayable in cash or in fourteen years by twenty-eight half-yearly instalments of £12 2s. 5d.

Section 6: Dwelling 36 ft. by 36 ft., iron roof and chimney, value £150. Repayable in cash or in seven years by fourteen half-yearly instalments of £12 19s. 3d.

Section 8: Dwelling, iron roof and chimney, value £130. Repayable in cash or in ten years by twenty half-yearly instalments of £8 8s. 5d.

Section 8A: Post-office 40 ft. by 36 ft. and store 20 ft. by 24 ft. with lean-to, value £235. Repayable in cash or in fourteen years by twenty-eight half-yearly instalments of £11 17s. 4d.

Section 9: Two small dwellings, value £40, to be paid for in cash on fall of hammer.

NOTE.—The Crown reserves the right to otherwise dispose of these two buildings.

Section 12: Dwelling, iron roof and chimney, value £60. Repayable in cash or in five years by ten half-yearly instalments of £6 18s. 8d.

Section 13: Small dwelling in bad repair, situated on road-line; value £20. To be paid for in cash on fall of hammer. The purchaser will be required to remove this dwelling from the road within two months from the date of purchase.

Tairua Settlement.

Section 4s: Dwelling 25 ft. by 32 ft., four rooms and scullery, with iron roof and chimney and lean-to 10 ft. by 12 ft., value £220. Repayable in cash or in fourteen years by twenty-eight half-yearly instalments of £11 2s. 3d.

Section 6s: Small dwelling in bad repair, value £20. To be paid for in cash on fall of hammer.

SPECIAL CONDITIONS.

(1.) In the event of a section being purchased for cash the full value of improvements (if any) will also require to be paid for in cash.

(2.) The Crown reserves the right in its own behalf or to its delegated authority to an easement to lay pipes for water or drainage across any section in the Tairua Village or Township.

TERMS OF SALE.

The purchaser may pay for the land in cash or by deferred payments extending over a period of nineteen years. The terms are—

(1.) Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter.

(2.) Deferred Payments.—5 per cent. of the purchase-money and license fee (£1 1s.) on the fall of the hammer, balance by equal annual instalments extending over nineteen years, with interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money; but with the right to pay off at any time the whole or any part of the outstanding amount.

In either case, if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited, and the contract for the sale of the land be null and void.

Titles will be subject to section 60 of the Land Laws Amendment Act, 1912.

Land in Otago Land District open for Selection on Renewable Lease.

Dunedin, 5th March, 1923.

NOTICE is hereby given that the undermentioned land is open for selection on renewable lease under the provisions of the Land for Settlements Act, 1908, the Land Act, 1908, and amendments; and applications will be received at this office up to 4 o’clock p.m. on Wednesday, 18th April, 1923.

Applicants should appear personally before the Land Board for Examination at this office at 10 o’clock a.m. on Thursday, 19th April, 1923.

The ballot will be held on Thursday, the 19th April, 1923, at the conclusion of examination of applicants.

Preference at the ballot will be given to landless applicants who have one or more children dependent on them; to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully; to applicants who have served beyond New Zealand as members of the Expeditionary Force; and to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand.

SCHEDULE.

OTAGO LAND DISTRICT.—FIRST-CLASS LAND.

Tuapeka County.—Waitahuna East and West Survey District.—Waitahuna Settlement No. 1.

SECTION 2A: Area, 273 acres 2 roods 35 perches; capital value, £1,400; half-yearly rent, £31 10s.
