Pastoral Lands in Westland and Karamea Mining Districts for License.
District Lands and Survey Office,
Hokitika, 17th July, 1922.
NOTICE is hereby given that the undermentioned lands are open for license, under the regulations for the occupation of pastoral lands in Karamea and Westland Mining Districts; and applications will be received at the District Lands and Survey office, Hokitika, up to 4 o'clock, p.m. on Monday, the 18th day of September, 1922.
The ballot will be held at the District Lands and Survey Office, Hokitika, on Wednesday, the 20th day of September, 1922, at 2.30 p.m., at the conclusion of the examination of applicants.
SCHEDULE.
WESTLAND LAND DISTRICT.-NATIONAL ENDOWMENT.-SECOND-CLASS LAND.
Westland County.-Okuru Survey District.
SECTION 489, Block XIV : Area, 224 acres ; capital value, £120 ; half-yearly rent, £2 8s.
Level pastoral land, covered with mixed bush consisting of kamahi, rimu, and kahikatea, with an undergrowth of fern and supplejack. Soil fair to good throughout, with the exception of 40 acres which is wet and peaty; well watered. Altitude, 200 ft. above sea-level. Access by road and river-bed, a distance of six miles from Okuru Post and Telephone Office.
Section 490, Block XIV: Area, 271 acres ; capital value, £140 ; half-yearly rent, £2 16s.
Pastoral land, carrying mixed bush consisting of kamahi, rimu, and kahikatea, with an undergrowth of fern and supplejack. Soil fair to good and level throughout, with the exception of some 10 acres of rocky bumps ; well watered. Altitude, 250 ft. above sea-level. Access by road and river-bed from Okuru Post and Telephone Office, a distance of six miles.
ABSTRACT OF TERMS AND CONDITIONS.
- Term of license, twenty-one years, with a perpetual right of renewal for further successive terms of twenty-one years; but without right of purchase.
- Rent payable in advance on 1st January and 1st July in each year.
- Applicants to be seventeen years of age and upwards.
- No person is eligible to hold more than one license.
- Applicants to furnish statutory declaration with applications; and, on being declared successful, deposit £1 1s. license fee and a half-year's rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.
- Applications made on the same day are deemed to be simultaneous.
- Order of selection is decided by ballot, preference being given to landless applicants with children dependent on them, or who have within preceding two years been twice unsuccessful at former ballots.
- Successful applicant to execute license within thirty days after being notified that it is ready for signature.
- Residence is to commence within four years in bush land or swamp land, and within one year in open or partly open land, and to be continuous.
- Improvements.--Licensee is required to improve the land within one year to the value of 10 per cent. of the price; within two years, to the value of another 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.
- Licensee to pay all rates, taxes, and assessments.
- Transfer not allowed until completion of two years' continuous residence, except under extraordinary circumstances, and then only with permission.
- Licensee has no right to dispose of sawmilling timber or silver-pine.
- The right is reserved to the Crown to grant licenses to cut timber and other rights appurtenant thereto, and free right of access must be allowed to the holders of such licenses and their employees.
- Holders of miners' rights have right to prospect.
- The Warden may grant mining privileges subject to compensation for improvements only.
- The licensee has no claim to compensation on account of any injury to stock resulting from sawmilling or mining operations.
- License is liable to forfeiture if conditions are violated.

Land in Marlborough Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash at the District Lands and Survey Office, Blenheim, at 2 o'clock p.m. on Thursday, the 24th day of August, 1922, under the provisions of the Land Act, 1908, and amendments.
SCHEDULE.
MARLBOROUGH LAND DISTRICT.-SOUNDS COUNTY.-GORE SURVEY DISTRICT.
PART Section 13, Block I : Area, 6 acres 1 rood 9 perches; upset price, £600.
This area is poor-class shady hillside covered with fern, and native grass in patches. The improvements which are included in the upset price consist of a well-built five-roomed dwelling, with hot and cold water, and ordinary conveniences, water-supply from two 600-gallon tanks; about 40 chains of boundary and subdivisional fencing, some fruit trees, &c. This property is situated in Waitaria Bay, Kenepuru Sound, about twelve miles from Picton via Portage. There is a wharf alongside the section.
TERMS OF SALE.
One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter; otherwise the part of the purchase-money paid by way of deposit shall be forfeited, and the contract for the sale of the land be null and void.
Titles will be subject to Part XIII of the Land Act, 1908. Full particulars may be obtained at this office.

Education Reserves in North Auckland Land District for Lease by Public Auction.
North Auckland District Lands and Survey Office, Auckland, 17th July, 1922.
NOTICE is hereby given that the education reserves described in the Schedule hereto will be offered for lease by public auction at the North Auckland District Lands and Survey Office, Auckland, at 10 o'clock a.m. on Friday, 8th September, 1922, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies' Leases Act, 1908.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.-EDUCATION RESERVES.
Rodney County.-Komokoriki Parish.
SECTIONS 101 and 102: Area, 192 acres; upset annual rental, £10.
Nearly the whole of the land is covered with fern and tea-tree. About 12 acres native bush. All more or less broken; at one time covered with kauri forest. Soil is of poor clay, resting on clay formation; watered by a creek on southern boundary. Access is from Makarau Station, six miles distant, by a partly formed dray-road; or from Ahuroa, eight miles distant, by same sort of road; thence from this up a tea-tree and fern ridge unformed for about 100 chains adjoining section.
Bay of Islands County.-Kawakawa Parish.
Section 153: Area, 6 acres 0 roods 28 perches; upset annual rental, £3.
The section is flat, and covered with short manuka and fern. Soil light volcanic, very stony, and carrying rough feed; no water. Access is by formed road, one mile from Moerewa Railway-station.
Waitemata County.-Waiwera Parish.
Section 143: Area, 81 acres 1 rood 24 perches; upset annual rental, £18.
Undulating to broken country in manuka, fern, danthonia, and hakea. Approximately three-quarters of section plough-able. Clay soil, suitable for fruitgrowing; well watered by a small stream. Situated just off the Silverdale - Upper Orewa Road. Access from Silverdale, one mile and a quarter distant, by formed road, one mile of which is metalled. Altitude, 50 ft. to 150 ft. above sea-level.
Section 149: Area, 57 acres 2 roods 30 perches; upset annual rental, £10.
Undulating land, all ploughable, in gorse, manuka, hakea, and fern, with patches of danthonia grass. Clay soil; poorly watered by a swampy stream. Situated just off the Silver-dale - Upper Orewa Road. Access is from Silverdale, two miles and a quarter distant, of which one mile and a quarter is formed road (one mile of this is metalled), balance un-formed. Altitude, 50 ft. to 130 ft. above sea-level.
