ton Railway-station; only access is by water. It comprises easy sloping land in native grasses. The soil is of fair quality, resting on rock formation. The island is sparsely watered by streams and dams.
The improvements (comprising 430 chains fencing, five-roomed dwelling, wool-shed and engine-room, storehouse, implement-shed, boat-shed, concrete dip and sheep-yards, valued at £865) are the property of the present lessee, and will have to be paid for in cash in the event of any other person than the present lessee being successful in purchasing the new lease.
ABSTRACT OF CONDITIONS OF LEASE.
- One half-year's rent, £1 1s. lease fee, and the value of improvements to be deposited by purchaser on the fall of the hammer.
- The term of the lease shall be fourteen years.
- In the event of any other person than the present lessee being successful in purchasing the new lease, possession will be given on the 1st September, 1922, and the present lessee will be allowed until that date to remove his stock and any effects not included in valuation for improvements.
- Rental is payable half-yearly, in advance, on the 1st January and 1st July in each year.
- Lessee to prevent destruction or burning of timber, growth and spread of broom, sweetbrier, or other noxious weeds or plants, destroy all rabbits, and refrain from burning grass during such months as the Commissioner of Crown Lands shall from time to time determine.
- With the written permission of the Commissioner of Crown Lands the lessee may (a) cultivate a portion of the reserve and grow winter feed thereon, (b) plough and sow in grass any area, (c) surface-sow in grass any portion of the reserve.
- On expiry of lease the value of lessee's improvements will be fixed and protected.
- Lease is liable to forfeiture if conditions are violated.
