CROWN LANDS NOTICES.

Lands in Wellington Land District for Sale or Lease to Discharged Soldiers.

Lands and Survey Office,
Wellington, 29th August, 1921.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Tuesday, the 25th day of October, 1921.

The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Wellington, on Wednesday, the 26th day of October, 1921, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

SCHEDULE.

WELLINGTON LAND DISTRICT.—SECOND-CLASS LAND.

Kiwitea County.—Ruahine Survey District.

(Exempt from Rent for Four Years.)

SECTION 17, Block XIII: Area, 600 acres; capital value, £1,200; instalment on deferred payment (excluding interest), £60; half-yearly rent, £27.

Section 18, Block XIII: Area, 460 acres; capital value, £700; instalment on deferred payment (excluding interest), £35; half-yearly rent, £15 15s.

Sections are situated on the left bank of the Pourangaki River, and adjoin State-forest reserve. Access is from Mangaweka about seventeen miles distant, fifteen miles and a half being formed road and one mile and a half unformed. The general quality of the land is good.

Section 17 comprises about 500 acres of heavy bush and 100 acres thick scrub, with patches of grass. The bush consists of matai, rimu, red and brown birch, with a thick undergrowth of lawyers, supplejacks, &c. The soil is heavy loam, resting on a papa formation; very well watered by permanent streams. Elevation, 1,500 ft. to 2,300 ft. above sea-level.

Section 18 comprises 460 acres of thick scrub, with patches of grass. The soil is heavy loam, on papa formation; well watered by permanent streams. Elevation, 1,500 ft. to 2,400 ft. above sea-level.

Maori Land for Sale by Public Tender.

Tokerau District Maori Land Board,
Auckland, 30th August, 1921.

NOTICE is hereby given, in terms of the Native Land Act, 1909, and the regulations thereunder, that written tenders are invited and will be received at the office of the Tokerau District Maori Land Board, Auckland, up to 4 o’clock p.m. on Thursday, 27th October, 1921, for the purchase of the lands named in the Schedule hereto.

SCHEDULE.

WHANGAREI COUNTY.

Block II, Whangaruru Survey District.

KIRIKIRI-PAWHAOA A 3 Block: Area, 246 acres 2 roods; upset price, £600.

Third-class land, mostly covered with manuka. About 60 acres in bush. Watered by the Kirikiri Stream. It has no road access. Access is by the sea.

Blocks III and VII, Whangarei Survey District.

Horahora 1b 2 Block: Area, 105 acres; upset price, £105.

Third-class land, mostly covered with scrub; small portion is swamp. It has road access.

ABSTRACT OF CONDITIONS.

  1. Every tenderer to deposit along with his tender a sum equal to 5 per cent. of the price tendered, and to pay a further 5 per cent. on being declared the purchaser. The balance of the purchase-money to be paid in twenty equal half-yearly instalments.

  2. The purchaser to pay interest on unpaid purchase-money at the rate of 5 per cent. per annum. Interest to be payable on the 1st July and 1st January of each year, and to date from the signing of contract of sale.

  3. Tenders for purchase must be accompanied by a fee of £4 4s. to meet costs and expenses incidental thereon, together with the amount with which the section is loaded for improvements (if any), and also an amount sufficient to cover stamp duty (10s. for every £50 or portion thereof) and 10s. for registration fee.

  4. The purchaser shall, at the end of five years, upon payment of balance of purchase-money, be entitled to a transfer of the fee-simple of the land.

  5. Residence and improvements to conform with sections 250 and 256 of the Native Land Act, 1909.

GENERAL INSTRUCTIONS TO TENDERERS.

  1. The land to be sold subject to reserve price specified.

  2. Each tender shall be enclosed in a sealed envelope, addressed to the President of the Board, and marked on the outside as follows: “Tender for purchase of Block as advertised in the newspaper of the day of , 1921.”

  3. The highest tenderer to be declared the purchaser, but the Board reserves to itself the right to decline to accept any tender.

  4. The successful purchaser will require to make a declaration to the effect that he is legally qualified to become the purchaser of the land, and that he is acquiring the land solely for his own use and benefit, and not directly or indirectly for the use or benefit of any other person.

  5. The land is offered under the Native Land Act, 1909, and the regulations made thereunder, and the purchaser shall be deemed to be acquainted with the provisions thereof, and be bound thereby as effectively as if such provisions were embodied herein.

  6. Intending purchasers are notified that they must make their own arrangements for road access to the Kirikiri-Pawhaoa A 3 Block.

INSTRUCTIONS TO APPLICANTS.

The land is described for the general information of intending tenderers, who are recommended, nevertheless, to make personal inspection, as the Board is not responsible for the absolute accuracy of any description.

The area may be liable to slight alterations.

Tenders must be sent to the office of the Tokerau District Maori Land Board, Auckland, and must be made on the proper forms, to be obtained at the office of the Board.

Full particulars may be obtained at the office of the Tokerau District Maori Land Board, Auckland.
