Section 4s contains 20 acres of good flats, remainder easy undulating country with broad spurs. The section is clean, carries a good sole of grass, and is in splendid heart.

Section 5s is the homestead section, and has about 30 acres of flat, balance easy to steep hilly country. There are about 75 acres of mixed bush. Remainder is felled and grassed. There is a little fern in places.

NOTE.—Areas are subject to slight alteration.

GENERAL DESCRIPTION.

This settlement is situated close to the Town of Ohura, and about twenty-eight miles from the North Island Main Trunk Railway at Ongarue, and a little less from Okahukura, which is about seven miles north of Taumarunui. It is anticipated that the Stratford–Okahukura Railway line which runs through the property will reach it from Okahukura in two or three years. The land is good grass land, well sown down with a mixture of English grasses, and the carrying-capacity is about 1¼ sheep per acre or the equivalent in cattle. The fences are generally sheep-proof in fair order, but some need repair. The formation is mixed volcanic clay and papa rubble, on papa. The land varies from undulating to hilly, with small flats in places, and lies at altitudes above sea-level varying from 400 ft. on the flats to 1,000 ft. on the ridges. A few dairy cows could be run if required on the land. Half the common boundary fences are reckoned in with the value of the sections. The main Ohura Road is metalled for about two miles and a half from the Township of Ohura, and the rest are dirt roads. The Kopuha Road is unformed.

Reserve in North Auckland Land District for Lease by Public Tender.

NOTICE is hereby given that written tenders will be received at this office up to 4 o’clock p.m. on Friday, the 25th February, 1921, for a lease of the undermentioned reserve.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.

Lot 136, Section 2, Opaheke Parish, known as the Cemetery Reserve, at Ramarama, containing 5 acres approximately. Minimum annual rental, £1.

TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, fourteen years; for grazing purposes only.
  2. Rental payable half-yearly in advance. The first half-year’s rental at the rate tendered, together with £1 1s. lease fee, to be deposited with tender.
  3. No compensation allowed at any time for any improvements effected by the lessee.
  4. The lessee shall not at any time cut down or otherwise destroy any trees growing on the reserve, and no burnings shall take place without the sanction of the Commissioner of Crown Lands being first obtained.
  5. All persons are to be allowed reasonable rights of ingress, &c., for bathing and picnic purposes during the months from October to April in each year, inclusive.
  6. No right to underlet or part with possession of the land leased, or any part thereof, without the consent of the Commissioner first had and obtained.
  7. Full rights of ingress, egress, and regress reserved to the Crown to authorized persons, and the right to take therefrom any material necessary for roadworks.
  8. The lessee shall prevent the growth and spread of all noxious weeds on the land, and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.
  9. The lessee shall discharge all rates, taxes, and charges and other assessments that may become payable.
  10. Rental payments thirty days in arrear shall render the lease liable to termination; or a breach of covenant in the lease, or in the event of bankruptcy or compound arrangement with lessee’s creditors, shall entitle the Crown to re-enter and terminate the lease.
  11. The highest or any tender not necessarily accepted.
  12. Tenders to be addressed “The Commissioner of Crown Lands, North Auckland District, P.O. Box 10, Auckland,” and be endorsed “Tender for Lease.”
