metalled road (Gisborne—Ormond Road). The King’s Road Railway-station is distant about a mile and a half from the eastern end, and Makauri Railway-station about the same distance from the western end of the settlement. The Makauri School is about one mile away.
The settlement was formerly owned and used by Mr. J. C. Field as a stud farm, both for cattle and sheep, and comprises a portion of the well-known Poverty Bay Flats. Soil of good quality, resting on a stiff clay formation, and, except for a few acres in crop, carries a good sole of English grasses; all ploughable, and suitable for dairying or cropping; is well watered by numerous pipe-lines, drains, and the Taruheru Stream; fences throughout are in good order. Most of the sections can be further improved by additional drainage.
DESCRIPTION OF SECTIONS.
Section 1s.—Carrying good grass, with some heavy rush growth on the western portion; capable of considerable improvement by further draining; watered by Taruheru Stream. The successful applicant has the right to carry an underground pipe, from the windmill on adjoining section, on to his boundary.
Section 2s.—Good clean grass land on the eastern portion, but slightly inferior ground with some heavy rush growth towards the western corner; watered by Taruheru Stream, pipe-line, and water-trough.
Section 3s.—About 4 acres easy siding; 4 acres in young barley, also sown in grass, and 1½ acres wet rush ground, which can probably be drained by cleaning and deepening drains. Very wet towards western boundary during rainy season, but this defect can be improved by digging further branch drains.
Section 4s.—About 3 acres in young barley, also sown in grass; remainder all in good grass. Very wet on western portion during heavy rain, but can be much improved by digging branch drains on to main drain towards the west.
Section 5s.—About 2 acres in barley and young grass, being fed off, and 5 acres of maize stubble; remainder in first-class order, carrying a good sole of grass.
Sections 6s and 7s.—All in grass.
Section 8s.—About 8 acres in barley, nearly eaten off, and no grass sown; 3 acres just ploughed, and sown in maize. Section slightly undulating, with good drainage into stream running through; watered by Taruheru and branch streams.
Section 9s.—About 1 acre recently ploughed, and sown in maize; 2½ acres in barley, being fed off, but no grass sown.
Section 10s.—About 3 acres in barley, also sown in grass, being fed off; 2 acres in barley, but not sown in grass; remainder carrying good grass; good drainage into creeks; watered by Taruheru Stream and creek.
Section 11s.—About 2½ acres in barley, also sown in grass, being fed off; 6 acres part maize stubble and part recently cropped in mangolds; remainder good clean grass land in good heart; watered by Taruheru Stream, pipe-line, and water-troughs.
Section 12s.—First-class land in good grass. The fence-line close to boundary in 13s is to be moved on to the boundary, each lessee bearing half the cost. Watered by water-trough and pipe-line.
Section 13s.—First-class land in good grass. The fence-line near boundary to be moved on to the boundary of 12s, each bearing the proportional cost of same.
Section 14s.—Slightly undulating, carrying a good sole of grass. Successful applicant to have the right to draw water from water-trough or tank in Section 13s. Watered by Taruheru Stream.
SPECIAL CONDITIONS.
Lessee of Section 1s has the right, but at his own expense, to connect by an underground pipe with the windmill water-supply on Section 2s, and, if the right is exercised, the cost of maintenance of the windmill and tanks connected therewith shall be borne equally by the lessees of Sections 1s and 2s.
Sections 3s and 4s, 8s and 10s, are subject to existing water-pipe-line easements.
The lessees of Sections 11s and 12s have the right to use the existing water-supply on their respective sections, and shall be responsible for the maintenance of the said existing water-supply through Section 12s, and for half the cost of maintenance through Section 14s.
The lessees of Sections 13s and 14s have the right to use the existing water-supply on Section 13s, and shall be responsible for half the cost of maintenance of the water-supply through Section 14s.
The lessees of Sections 11s, 12s, 13s, and 14s shall be equally and jointly responsible for the general maintenance of the windmill on 14s and the tank on 13s.
The lessees will, whenever necessary, but not less than once a year, properly clean and clear from weeds, and will at all times keep open, all creeks, drains, ditches, and water-courses upon the demised land, and in the event of the lessees failing to carry out such work satisfactorily the Commissioner of Crown lands may have such work done, and recover cost of the same from the lessees in the same manner as rent.
Sale posters and full particulars may be obtained at this office.
