Land in the Auckland Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Auckland, 3rd August, 1920.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Friday, the 17th September, 1920.

The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Wednesday, the 22nd September, 1920, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

These sections form the extreme southern portion of the Orongo Settlement, and are situated on the western bank of the Waihou River, about two miles from Turua Township, from which there is a metalled road to the boundary of the settlement. The sections fronting the Waihou River have water access, and there is a ferry landing at the north-eastern corner of Section 30. All the sections comprise level land of first-class quality, carrying more or less English grass mixed with rushes and cutty-grass; there is a little tall fescue on several of the sections.

Special Condition.—The right of the Department to remove the windmills and piping from Sections 31, 32, and 34 is reserved.

IMPROVEMENTS.

The improvements which are included in the capital value of the land are for fencing, valued as follows: Section 17, 25 chains, £21; Section 17A, 30 chains, £23; Section 18, 20 chains, £10; Section 19, 13 chains, £13; Section 27, 38 chains, £32; Section 28, 19 chains, £16; Section 29, 40 chains, £40; Section 30, 70 chains, £50; Section 31, 27 chains, £21; Section 32, 72 chains, £40; Section 33, 34 chains, £24; Section 34, 28 chains, £25.

Selwyn Settlement.—Matamata County.—Patetere North Survey District.

Section 35: Area, 179 acres 1 rood 8 perches; capital value, £1,280; annual instalment on deferred payment (excluding interest), £64; half-yearly rent on lease, £28 16s.

Section 40: Area, 127 acres 1 rood 5 perches; capital value, £1,120; annual instalment on deferred payment (excluding interest), £56; half-yearly rent on lease, £25 4s.

These sections are situated on the borders of Lichfield Township, about four miles and a half from Putaruru Railway-station by good road, and a railway-line owned by the Taupo Totara Timber Company (Limited) passes the sections. There is a school, also a post and telephone office in the locality. The land is undulating, with a growth of short tea-tree and fern, the soil being of a light sandy nature and practically all capable of being ploughed. The sections have no water-supply. About 17 acres of Section 35 and 24 acres of Section 40 are in good grass.

IMPROVEMENTS.

The improvements which are included in the capital values are as follows:—

Section 35.—Grassing; frame of shed with iron roof, 500 gallon tank, and wooden trough, and boundary and internal fencing: total value, £376.

Section 40.—Grassing, and boundary and internal fencing; total value, £480.

Reserve in Hawke’s Bay Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at the local Lands and Survey Office, Gisborne, at 11 o’clock a.m. on Wednesday, the 15th September, 1920, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—COOK COUNTY.

Block IV, Buckley Township: Area, 19 acres 0 roods 23 perches; upset annual rental, £12.

Term of lease, five years.

The section is bounded on each side by roads, and there is a very good fresh-water spring situated on the eastern boundary, being partly on the reserve and partly on the road. Land of a very sandy nature. About 3½ acres in new pasture, 12 acres partially overrun with gorse.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, five years, without right of renewal.

  2. One half-year’s rent, together with £1 1s. lease fee, must be paid on the fall of the hammer.

  3. No declaration is required. Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee.

  4. Possession will be given on the date of sale, from which date the rent will commence.

  5. The rent shall be payable half-yearly in advance.

  6. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

  7. The lessee shall have the right to use the land comprised in the lease for grazing and cropping purposes only.

  8. All persons duly authorized in that behalf shall have free right of ingress, egress, and regress for such purposes as the Commissioner of Crown Lands may deem expedient.

  9. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, ragwort, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  10. The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.

  11. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the lease within thirty days after the date on which the same ought to be fulfilled.

The reserve is described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Full particulars may be ascertained at the District Lands and Survey Office, Napier, and the local Lands and Survey Office, Gisborne.
