a tri-weekly motor mail-service from Waipawa. The land comprises, chiefly, low undulating country of fair quality, with a small extent of good flat land; all in grass, and having a good water-supply either by drains or permanent streams. Altitude varies from 1,000 ft. to about 1,300 ft. above sea-level.

DESCRIPTIONS OF SECTIONS.

Section 1s.—Undulating and hilly country, with easy slopes; permanent water-supply; fair to good soil, all in grass.

Section 2s.—About 20 acres of rich swamp land, balance easy sloping hill country in grass; fair to good quality of soil, watered by a dam and also by a stream.

Section 3s.—About 80 acres of good flat land known as “the Bull Paddock,” balance undulating country; good soil, all well grassed.

Section 4s.—All undulating and mostly ploughable country; fair to good quality of soil, grass requires renewing in places; watered by two dams and a stream.

SPECIAL CONDITION.

The right to lay a pipe-line for a water-supply from the dam on part Block X is reserved for the lessee of Section 4s.

Land in the Hawke’s Bay Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Napier, 7th June, 1920.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Monday, the 9th August, 1920.

The land may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Wednesday, 11th August, 1920, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.


SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—FIRST-CLASS LAND.

Patangata County.—Porangahau Survey District.—Wilder Settlement.

SECTION 1s: Area, 630 acres 0 roods 8 perches; capital value, £7,700; annual instalment on deferred payment (excluding interest), £385; half-yearly rent on lease, £173 5s.

Section 2s: Area, 491 acres 0 roods 28 perches; capital value, £6,210; annual instalment on deferred payment (excluding interest), £310 10s.; half-yearly rent on lease, £139 14s. 6d.

Section 3s: Area, 563 acres 0 roods 24 perches; capital value, £7,370; annual instalment on deferred payment (excluding interest), £368 10s.; half-yearly rent on lease, £165 16s. 6d.

Section 4s: Area, 528 acres 1 rood 17 perches; capital value, £6,570; annual instalment on deferred payment (excluding interest), £328 10s.; half-yearly rent on lease, £147 16s. 6d.

IMPROVEMENTS.

Improvements included in capital value of the land are valued as follows: Section 1s, fencing, £366; Section 2s, fencing, £240; Section 3s, fencing, £380; Section 4s, fencing, £470; Section 4s, plantation, £100.

GENERAL DESCRIPTION.

Situated about twenty-eight miles from the township and railway-station of Waipukurau by a good road to within two miles of the block, and thereafter by a formed road. The country comprises low undulating downs and flats, practically all ploughable, carrying a fair sward of English grass; fair soil, well watered; altitude from 250 ft. to 600 ft. above sea-level. The block is ring-fenced, and each allotment can readily be subdivided.


DESCRIPTIONS OF SECTIONS.

Section 1s.—All easy rolling and flat downs, ploughable, carrying a fair sole of English grasses, permanent water-supply, ring-fenced.

Section 2s.—Easy rolling downs, ploughable, ring-fenced, permanent water-supply, fair sole of English grass.

Section 3s.—Easy rolling downs and flats, ploughable, carrying a fair sward of English grass; contains two well-grown plantations of wattles, pines, &c.; well watered by the Mangangarara Stream.

Section 4s.—Easy rolling downs intersected with deep watercourses, mostly ploughable, fair sward of English grass, well watered.

Reserve in North Auckland Land District for Lease by Public Tender.

North Auckland District Lands and Survey Office,
Auckland, 26th May, 1920.

NOTICE is hereby given that written tenders will be received at this office up to 4 p.m. on Friday, 25th June, 1920, for a lease for fourteen years of the undermentioned reserve, in accordance with the provisions of the Public Reserves and Domains Act, 1908.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—FRANKLIN COUNTY.—OPAHEKE PARISH.

CEMETERY Reserve, Lot 42 of Section 2: Area, 3 acres 3 roods 12 perches; minimum annual rental, £1.

CONDITIONS OF LEASE.

  1. Lease to be for grazing purpose only, and subject to resumption at three months’ notice.

  2. The lessee shall have no right to compensation either for improvements put on the land or on account of the aforesaid resumption, or for any other cause; but he may on the expiration or sooner determination of the lease remove all buildings or fences erected by him, but not otherwise.

  3. The lessee shall not sublet, transfer, or otherwise dispose of his interest in the lease without the written consent of the Commissioner of Crown Lands.

  4. The lessee shall prevent the growth and spread of all noxious weeds on the land, and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  5. The lessee shall discharge all rates, taxes, charges, and other assessments that may become due and payable.

  6. Rental payments in arrear for two calendar months shall render the lease liable to termination; or a breach of covenant in the lease, expressed or implied, shall entitle the Crown to re-enter and determine the lease.

  7. Tenders to be addressed “Commissioner of Crown Lands, P.O. Box 10, Auckland,” and to be marked on the outside, “Tender for Lease.” One year’s rent at rate tendered, plus one guinea lease fee, to be forwarded with tender.

  8. The lowest or any tender not necessarily accepted.
